A Little Bit of Hollywood in Pictures
We flew to Los Angeles this weekend to catch Hamilton at The Hollywood Pantages and do a little bit of Hollywood stuff. Some of you know that I used to live in Orange County and sold real estate when I owned my own brokerage in Newport Beach from the 1970s to the 1980s. During that time, I often drove up to LA but never really spent much time in the city. I never engaged much in a little bit of Hollywood activity stuff except for the time I appeared thrice on the TV show Love Connection. But that’s a blog for another time.
This trip from Sacramento we decided to do some of the tourist stuff I’ve never done. Like stroll Hollywood Boulevard and check out the stars on the Walk of Fame. Every so often, being the Sacramento Realtor that I am, I did need to hug a wall to chat on my phone. Below are photos showcasing a little bit of Hollywood that I hope you’ll enjoy.
Four Bedroom Home in Elk Grove for Sale at Affordable Price
Do you need a four bedroom home in Elk Grove? How about a four bedroom with three full baths? Those are hard to come by. I sold the same model last spring, and that home was a couple doors down on Donson Court on the corner, with the same square footage at the same price as this listing. That other home did not have a fourth bedroom, it had a loft instead. And that other home was only a 2 1/2 bath. This home features more upgrades and has a nicer flow to it. Further, it is located on a court. No through traffic.
Even better, this four bedroom home in Elk Grove features a first floor bedroom with a full bath. If you have a multigeneration situation, that bedroom is located at the front of the house for privacy. Come around the corner, and the floor plan is open. You’ve got a spacious family room with plenty of wall space for whatever large size TV comes out next. You know how that goes. Some homes provide an entertainment area that will not accommodate a 70-inch TV. There is also a knee wall with columns that separates another space off the living room. You could use that space for an office or a children’s play room or a workout space.
The kitchen is open to the family room, of course. There is ceramic flooring, light cherry cabinets with soft closing drawers and granite counters. Look at that oversized kitchen island. Think how many cookies and pastries you could roll out. Toward the back is a pantry closet. What you might not be expecting is an extra kitchen in the garage, with a sink, cabinets and a long counter, when one kitchen is just not enough for your family! All of the appliances stay, too, including the refrigerator, an extra refrigerator in the garage, plus a very trendy red front-loading washer and dryer upstairs.
There is nothing extra you need to buy or do to move into this four bedroom in Elk Grove. This is a 2009 Centex home, and the model is Serenade 2. New Listing in Penryn, California, is Worth Waiting For
The scuttlebutt for months in this small town in Placer County has been about an upcoming new listing in Penryn, California. It’s a hot real estate market in Penryn right now, with mostly lower days on market than Sacramento for the desirable homes for sale. If you don’t know where Penryn is located, it’s in Placer County, about 5 miles from Rocklin. Or, as I look at it, 2 exits from Rocklin off Interstate 80. After Rocklin is Loomis and after Loomis is Penryn.
Penryn began life in 1864 as a granite quarry, owned by a Welch immigrant. Today there are 831 residents, according to the 2010 U.S. Census Bureau. The elevation is 679 feet, so it gets around 3 inches of snow in the winter. Many of the homes in Penryn are located on large plots of tree-canopied land in the rolling foothills.
This new listing in Penryn features a 3 bedroom, 2 bath home on 2.3 acres of outrock, with a koi pond and many trees. The road to the property leads out the other side to another road for easy access. It seems like the previous owners always had a Plan B in their back pocket for this home. For example, the property has two wells. There is central heat and air, but also back-up propane. The water heater runs off solar power, which is owned. Sellers installed a new septic system in 2010. There is also one inch of irrigation water supplied by Placer.
If you don’t know what one inch of irrigation water is all about, come over and sit down next to me. As the fellow with the Nevada Irrigation District video explains, it is called a miner’s inch, which is a historic measurement dating back to the days of the Gold Rush. He says if it ain’t broke, why fix it? They still distribute water the same way today. It’s a one-inch hole in an opaque blocking device like a board. This hole lets water flow from its source straight to your yard. A miner’s inch delivers 11.22 gallons of water per minute.

The Many Types of Realtors in Sacramento You’ll Find as Listing Agents
Without a doubt, I know a huge population exists that does not realize there are many types of Realtors in Sacramento. Quite often the person who doesn’t realize this is the person who thinks they already know everything. Although, by god, the one thing they know is all Realtors are the same and there are no different types of Realtors. I hate to say it, but that “one type of Realtor” in their mind is generally an agent they do not like and they do not trust. I can sense that when I talk with some prospective sellers. It’s in the language they use and the attitude. For some silly reason, I try to change their minds. Sometimes, it doesn’t work.
I feel it’s not fair that they lump us all together just because they had a bad experience. It’s fairly easy to have a bad experience in real estate, unfortunately, Further, they don’t know what certain types of Realtors do. No idea. They only peer over the fence. These guys are not down in the trenches. In fact, I’ve told sellers that if all they want is a Realtor who will plop a sign in the yard, I am not that agent. That’s not what I do. Those are the services offered by a discount agent.
Lately, as we move into the fall real estate market in Sacramento and prepare for winter, I have had to turn down more listings than those I’ve accepted. One seller claimed she did not need to meet with me and refused to let me see her house. Why? Because she already calculated the price she expected to get. After all, she has sold a number of homes that she could count on one hand. Moreover, she rambled on about her importance. How valuable her time is, the type of advanced degree she possesses, and then detailed her work life. Her point? She clearly had no time for “condescending or rude people.”
Ha! We agree on that issue.
As for types of Realtors, the most common type of Sacramento Realtor is the agent who sells 4 or 5 houses a year. That agent probably sells homes close to the neighborhood where the agent lives. These guys are not sitting in front of their computer every day working. They enjoy a life. They have hobbies, friends, spend time with family. Hang out at the office. Play golf. These types of Realtors will often haggle over commission and undercut the competition if it means they will get the listing.
Next, there is the discount Realtor whose main calling card is they will work for dirt cheap. Perhaps their company foots their salary or maybe they figure volume will make up for the money they lost. Maybe they just aren’t worth more. I dunno. But they do know how to stick a sign in the yard and plop a listing into MLS. Do they answer the phone? Generally not.
Other types of Realtors are generally full-service and either a veteran, somewhat experienced or brand new.
The type of Realtor I fall into is unusual because I charge the most. My focus is getting the seller the highest amount a buyer will pay. That amount might not be at appraised value. In fact, the appraisal might come in low because I’ve sold the home for more than it appraised. Every transaction is unique and custom to me. Each listing is my baby. My actions produce ecstatic sellers. I specialize in listings. Not buyers. I do not work with buyers anymore, but my highly trained and educated team members do.
There is no real estate school for Realtors. Agents learn on the job. The higher the number of transactions an agent closes, the more knowledge an agent accumulates. When an agent specializes in doing only one specific type of function, you can imagine the level of sophisticated strategy she offers her seller. Most of my listings tend to sell over list price. Sellers working with me rarely do repairs and their transactions are smooth.
When Do I Need a New Driver’s License in California?
If you’re moving to Sacramento, you’re probably wondering when you need to get a new driver’s license in California. When you relocate to California as a permanent resident, the state doesn’t monkey around. You have 10 days to get a new driver’s license. Fortunately, we have a speedy system in place to help you to get a new driver’s license in California. The first thing you do is make an appointment at the Department of Motor Vehicles. This will shorten your time in line.

To register your vehicle, bring the following documentation with you as well:
- Title or registration
- Enough money to pay for your title and registration fees.
- Smog certification
The DMV will supply the proper documentation.
Here are the requirements to get a driver’s license:
- Bring your old driver’s license (the DMV will clip the corner)
- Be over the age of 18 (goes without saying)
- Pass the written exam
- Bring money to pay for your new driver’s license
- Be prepared for a new photograph
- Take a vision exam
- In some instances, the DMV could require a road test
