Reasons to Call that Sacramento Listing Agent Before Typing a Contract

Reasons to call that Sacramento listing agent before typing a contract are important. Ever since I got the iPhone, and rarely turn it off because I need to charge it every night, I don’t always remember to turn off the mute in the morning. I don’t notice it because I wear a Bluetooth, so when agents call me, I immediately answer the call by pressing my Bluetooth device. I might never notice that my phone doesn’t ring out loud, especially since I’m focused on the conversation.                                                                                                             
I’m generally in front of my computer or have my iPad with me. So, answering emails doesn’t have to be done on a tiny screen on my phone. I can whip off emails at a whim on a big screen. All of this means I am not looking at my phone during the day, so text messages often sneak in unnoticed. Some agents don’t want to be bothered calling anybody, so they will always text message. When I call them to follow up, because it’s easy to press CALL and talk; they act surprised, like why am I calling them?                                                                               
Personally, I don’t care how they contact me just as long as they contact me. They can mess up my name six ways from Sunday, and it’s OK. What is disturbing is when agents have zero contact, none at all; and then whammo, an offer shows up in my email box without warning. “California Association of Realtors, abreviation, “CAR.” (February 25, 2022) – Pending home sales slumped in January, continuing what is now a three-month drop in transactions, the National Association of Realtors® reported. Of the four major U.S. regions, only the West registered an increase in month-over-month contract activity. All four regions posted a decline in year-over-year activity.

The Pending Home Sales Index (PHSI),* www.nar.realtor/pending-home-sales, a forward-looking indicator of home sales based on contract signings, fell 5.7% to 109.5 in January. Year-over-year, transactions decreased 9.5%. An index of 100 is equal to the level of contract activity in 2001.” CAR

“With inventory at an all-time low, buyers are still having a difficult time finding a home,” said Lawrence Yun, NAR’s chief economist.”

The Myth Behind Those Back-on-Market Homes in Sacramento

The myth behind those back-on-market homes in Sacramento gives a snapshot in time back to the short sale days. This made me think, what is similar compared to today’s market? I recently sold a home with 15 offers. We had multiple cancellations. I think when a listing is hot, and buyers make over-list price offers later, they start to worry, did I pay too much? Also, once a home inspection comes in, the home’s condition and repair costs are often higher than ordinarily thought. The third time was the charm, the escrow closed, and everyone was happy. Cancellations can happen for various reasons both in the good old short sale days, and today’s current hot seller’s market. Both markets, though worlds apart, share some common ground in cancellations. ~~JaCi Wallace  

Short Sale Blog 2014: This spring real estate market in Sacramento is off to a rocky start, at least in my little camp in the universe. It seems that every time I take a home off the market and place it into pending status, there is some kind of issue with the buyer that should have been resolved prior to writing an offer. What I call an “Oops” status. Except it’s like a 30-foot-deep snow blizzard, so I just say Oops to be funny, otherwise, I’d be tearing out my hair.

Over the last dozen years, even through the real estate crisis, a listing agent could be relatively assured that when she changed that status on a home in Sacramento from active to pending, that it would at least make its way into escrow. Because, after all, she had an accepted purchase contract. That doesn’t seem to be the case at the moment. Read more in my personal blog about.

Will You Go to An Open House in Sacramento on Super Bowl Sunday?

Will you go to an open house in Sacramento on Super Bowl Sunday? Ask any real estate agent in Sacramento, and he or she will offer conflicting opinions about an open house — whether it’s effective as a sales tool. I am in the camp that says if a home for sale is located in the high traffic area, it is a good prospect for an open house. Providing that the home shows well, of course, and is completely presentable. Because homes sell in Sacramento through open houses. Just had two of them sell this weekend, and the third was shown personally by an agent.

Do you think that’s a good time for an open house in Sacramento in 2022? I work no matter what is happening including SuperBowl. With inventory so low I think buyers will also go out and look at a new listing that is being held open. If someone just likes to visit open houses and they are a football fan it is likely they would skip the open house. I think serious buyers will be out looking every Sunday.

Whether homes sold from open houses like these, previously mentioned in 2014 or in 2022; the question is will you go to an open house in Sacramento on Super Bowl Sunday? As we are in the last playoffs this Sunday, the Superbowl is coming up on Feb 13th, 2022. Coincidentally the day before the big football game is Valentine’s day.
