Do Realtors Ever Sleep?
Do Realtors ever sleep? It often depends on how busy they are. Some nights I have so many ideas that I can not sleep. I just sit at the computer and write away. Clients often call me until about 11 PM. The evenings are the best time often for clients as they are working during the day. For me, the phones quiet down as the banks, title companies, lenders, pest companies are not working after 5 PM.
Now, exercising 30 minutes a day is supposed to help you sleep, so that’s a good goal for October. Whatever you enjoy doing, walking, cycling, cross training, running or Rumba, all are great, just do some form of exercise every day. I often say: do Realtors ever sleep?

Elk Grove Sellers give a 5-Star Review?
Why do Elk Grove sellers give a 5-star on Zillow? Our client, Michagendo, sold a single family home in 2019 in Elk Grove, CA 95757. Below is the review they gave our team. We all worked on this home. Josh and Barbara, our exclusive buyer’s agents, held open houses. Carol put on lockbox / work boxes on, and also requested feedback from agent showings. Our housekeeper, Maria, detail-cleaned the home top to bottom.
Adina got our gardener over there and ran the ads on Facebook. Roxanne, our TC, managed the disclosures and documents. Valado, our photographer, shot beautiful photos.

We recently (August 2019) sold our Elk Grove Home with the help of JaCi and her team. JaCi was great and of immeasurable help. We were very impressed by her immense knowledge and experience, plus she is super nice and friendly and always available for questions and advise, even till late at night.
The day we moved we handed over the house keys and knew that everything was in safe hands, which was such a relief since we moved all the way across the continent to the East Coast. When a sprinkler broke, she had somebody over the next morning and everything was fixed right away. It gave us such peace of mind. The closing went smoothly without any hitches. We would absolutely recommend JaCi and her team!!

Chat Help with Technology
Chat help with technology is so disappointing and frustrating. Elizabeth and I use different computers. Elizabeth is a Mac user, and I’m a hardcore Windows gal. My desktop hard drive was full at 1TB capacity. The cloud-based program we use to share files and folders had an error message. Elizabeth patiently tried to help me. My Windows system is so different from Apple. To me, it is like trying to speak a foreign language without a translator.
I decided to go back to the program’s chat support for the second time. Three hours later, after deleting the program and reloading it, the same issue presented itself again. I asked for a level two technician. My chat person said that it needed to go to the team that deals with these issues. Of course, they never showed back up. I spent over 3 hours online with chat support.
I reasoned my way through it. I deleted all the pathways to the program and reloaded it. I set everything to sync online, so the file contents were not saved to my computer. Also, the shared file folders, Elizabeth removed some of the shared files which also freed up additional hard drive space.
Finally, my desktop is working normally again. It was so full I could not even print one item. All systems are working fine now. Sometimes you stick to it, and you can figure out a way to get things working. So, chat help with technology, was no help today. Through effort and repetition, I figured out a way to fix the problem. Dumb luck? I guess we will never know.

Being A Successor Trustee for My Friends
I became a Successor Trustee for a few friends. Some years ago, I sold a home in the active adult community of Del Webb in Elk Grove to a couple I met from Las Vegas. Rosanna and Rich later became my dear friends. Sadly, Rich died of a debilitating disease a few years ago. It has been a really a sad time for Rosanna. He was the love of her life. They had met in California and moved to Hawaii, sold real estate together on the Big Island. Later they moved to Maui, bought a business and did very well.
Rich decided after several years they should move to Vegas. They loved nightlife and the casinos. After much deliberation, they sold the Maui business to a friend and moved. They bought a place near the casinos. The business in Maui filed BK 18 months later, evidentially run into the ground. Rosanna said the business had been a cash cow. To end the nightmare, they had to buy out the space lease; it was a real mess.
I relocated them to the Sacramento area from Las Vegas. The hot temperatures were taking their toll on Richard. After Richard passed, no one in the family wanted to accept the role of Successor Trustee. To be a Successor Trustee, you have to be willing to stop life support, if that’s what the DNR (do not resuscitate) dictates. She asked me and I said it would be my honor to accept the role. I am now the Successor Trustee of Rossana’s Trust. Rosanna has no children. I’m not an heir. I told her I want no payment whatsoever. Friends help friends. I’m happy to help ease her worry.
Rosanna knows I have no problem making decisions that relieve the suffering of animals and or humans. Another friend of mine whom I’ve known for about 30 years also made me the Successor Trustee of her trust. She has two children, but they’re both not really in a position to make the final decisions or handle her finances.
I also, of course, would take care of all the cats if something ever happened to either person as I’m the Successor Trustee for my friends. They know I will do what they wanted to the letter. Everybody knows I have 10 cats and always have room here on my farm for a few more.
I delivered Rosana’s kitty yesterday evening. She adopted the orange tabby I was fostering. I have gotten so attached to him so it wasn’t easy to say goodbye. I knew that she was going to be happier and not so sad. His sweet personality he will provide her so much company. He will have lots of love and attention 24/7.
Before I delivered the kitten, I went to the pet store and bought everything I could think of toys, cat trees, scratching boards, catnip, litter boxes, cat litter, cat food, and a big cat cage. I also took all of the things that have familiar smells from my house. He loves his pillow, and his favorite toys so that he would not be so stressed by the move and living with a new person.
Rosanna then said let’s go to dinner as we had kitty all setup. We put him in his cat cage which he’s used to, as he has one at my house that he just loved. I didn’t even get home until almost 11 p.m. and I was dead dog tired. I know sweet “Buddy,” one of the orange tabby kittens will give her so much love and companionship. Goodbye for now sweet kitty. You will be missed but your huge purr and tiny paw prints made an impression on my heart forever.

The Code of Ethics in Real Estate Practice
The Code of Ethics in real estate practice is governed by the National Association of Realtors. We are members as Realtors. The articles contained within the code are so important. It always surprises me how these are not practiced by some real estate practitioners. Having a California Broker’s License does not mean that every licensed individual is always working within the parameters of honest and fair dealings.
To file a complaint requires time and effort. By the time the offender has closed escrow with you, often it is just so much paperwork many agents will not file. For the most part, the Sacramento Association of Realtors Grievance Committee and Pro Standards Committees are not kept very busy considering how many members we have. The horror stories I have heard over the 25 years in my practice makes me shake my head in frustration.
I sit on the SAR Professional Standards Committee, for about 15 years now. I started in the Grievance Committee and was later promoted to the Pro Standards. So many cases I hear show that some of our members do not know what violations are nor do they understand the importance of abiding within this framework.
I must say I think much of the code is common sense. Our team is very aware of the importance of unquestionable ethics, honesty and fair dealings. We work daily keeping these items at the forefront of our real estate practice. The Code of Ethics in real estate practice is only as good as the professionals that take the time to file a complaint.
By taking a stand for excellence and saying this is not right and I’m going to do something about it we can improve our profession. We can change the future of a Realtor who was called on the carpet. After a Realtor attends a hearing as the Respondent, they never want to be in that room of their peers ever again.
Taking a stand does not mean run out and file frivolous complaints. What we need to consider is to take the time to file on egregious displays of disregard and disobedience to comply with our own code. After all, it is our code of ethics. Accountability is the ingredient to help keep some people honest. Many Realtors are out there working hard every day and following the rules and they do not need reminders to do the right thing.
