We were so excited to welcome Jax back home to Elk Grove. He had been gone for a year as he was on the dog show circuit in Oklahoma and Texas. A friend had been showing him. He had the greatest time in his life. He left a dog who didn’t like strangers and he came home a social butterfly. He is acclimating back to home life here on the 5 acres we call home. His 2 daughters don’t remember him. They were just little puppies when he left us for a year of hard work and grueling training. They are trying to warm up and become friends.
Elk Grove and Wilton are cities in the south county where acreage is common. Having dogs, horses, cats, and chickens are more the norm than not. Selling ranches here is a joy and Jax loves to go for ride alongs in the truck. We missed you and welcome back home to Elk Grove, Jax.

Theater In Thursday Real Estate
A theater in Thursday real estate yesterday felt a bit like a soap opera. I received an offer and the agent had called me 5 times about how much this buyer wanted the property and was desperate. We had two other offers that were not as promising. Shortly after the seller had accepted this buyer’s agents’s offer, he said the buyers had changed their minds and didn’t want to buy the home.
When I asked why he said: “the buyers had revisited the property yesterday and had simply changed their mind.” As one buyer was out-of-state and the other a truck driver on the road, I wondered how they had revisited the home? I suspect as one of the buyers had not seen the home that it was a determining factor, as it usually is. I always ask agents if all parties have seen the home in person. When a buyer has not seen a property in person, they can often get buyer’s remorse.
Luckily, other buyers came to look at it and they are submitting an offer. This original buyer’s wife was out-of-state and not sure the agent ever showed the property to the other buyer. We will never know the entire story here.
Of course, the sellers who moved out of state and were elated to accept the offer were sadly disappointed with the news. Of course, they were. Imagine you think your home is sold and then you hear that the buyers had decided not to buy it within the course of an hour.
I knew something was up as the offer was not filled out correctly and there were odd mistakes. The agency was not checked, no dates on the contract and several other errors. I sent a counter offer with corrections earlier the same day. The agent said he would draw a new contract and make the corrections. His rewritten offer # 2 was also incomplete. When things do not add up and agents are sloppy with their work, there can be factors at play beyond a listing agent’s control.
My theory: better early on to have a buyer change her mind rather than to drag it on and cancel many weeks later. This home is immaculate and in very good condition. I expect we will sell it very soon to a lucky buyer. The motto here, both buyers should always physically see a property before they make an offer. Touring a home saves everyone a lot of unnecessary drama in the theater in Thursday real estate.
Our team immediately jumped into action and we have an open house scheduled. The online marketing has been updated to attract new buyers quickly. In an affordable price range this property will quickly get back into escrow.

Beautiful Wedding And The Groom Is A Top Producer Realtor
Our Team attended our beloved Josh Amolsch’s picture-perfect beautiful wedding and the groom is a top producer Realtor. His gorgeous bride Victoria, was stunning. The backdrop, Lake Tahoe. Fabulous food, laughter plus champagne, and of course delicious cake pops were over the top delicious. When the pictures come in I will do a blog that will be sure to please.
What I can say is we all loved seeing Elizabeth. She looked fantastic, relaxed and fit. Her husband’s quick wit kept us laughing. They are a great couple and very enjoyable company. A great couple.
Barbara Dow and I drove together and we had a great time on the road. She is an awesome Realtor and so much fun, we laughed and laughed.
