Rural Real Estate Pricing Is Anything But Cookie Cutter.
Rural real estate pricing is anything but cookie cutter. There is a wide range of pricing as the country property is mostly custom homes. There is an HOA in one rural real estate subdivision in south county, that feels like a neighborhood. Lot size can vary greatly. There is little price difference between 5-10 acres.
The size of the main home and the number of additional residences and outbuildings has an influence on the final price. Set up for animals on a property has a direct impact on buyers. There is an extensive amount of work and analysis to price properly.

June open houses on Sunday
June open houses on Sundays can be a bit quieter the weekend before the Fourth of July. Our team holds several open houses on Sundays and today was no exception. Opens were steady in Land Park, Rancho Cordova, Rosemont, Sacramento and Gold River. All were attended with 4-7 visitors except Gold River, this community had well over 35 people through. Buckeye Court was very popular today.
Sundays are often the best days to meet new people and sell real estate. June open houses are always worth the preparation. Our sellers appreciate our efforts as it only takes 1 person to buy a property. An escrow is always entirely possible. So many agents were away today as the visitors told us their agents were out of town today. Our team was right here in Sacramento working away.
If you want to buy or sell a home and want professionally hosted open houses with licensed agents, call Weintraub and Wallace Realtors with RE/MAX Gold, at 916-233-6759.

A Sacramento Dog wins Blue Ribbon in Oklahoma.
A Sacramento dog wins a blue ribbon in Oklahoma, at a dog show. Yes, this Sacramento Realtor’s dog won the dog show, 2 days in a row. He is almost a Champion. His name is Blackjack but I call him Jacks. Just one more major point win next month when he travels to Texas and he is finished. To be crowned as a “Champion Dog” he has to have two major wins plus several 1 points shows. This has been so good for him but has been sorely missed by all my family.
His Aunt Theresa is a Schipperke dog breeder and she lives in Oklahoma. She owns a Champion Schipperke dog that is ranked # 5 in the US, named Cowboy. Jax is doing great visiting with her this year. Who would have thought a Sacramento Dog could win an Oklahoma Dog show? He has been traveling to several states and he has been having a ball. He goes with several dogs to these shows. What a life as gets groomed, stays in nice hotels and takes long naps. Imagine ea that he gets lots of treats. She says he thinks he is a star as he prances all around proudly.
If Jax wins in Dallas he comes home in a few weeks. Of course, he can’t fly if it is too hot. His ribbons are in the photo above.

How Your REALTOR’s® Reputation Will Affect Your Success
How your Realtor’s reputation will affect your success is not something most agents talk about. When you set out to purchase or sell a Sacramento home, you want a REALTOR who is knowledgeable, who will pay attention to your wants and needs, and who will work hard for you. You might not give much thought to your REALTOR’s® reputation among agents and others who serve the real estate industry.
The truth is, your REALTOR’s® reputation will play a big part in the success of your real estate transaction, from start to finish.
If you’re a buyer, your REALTOR’s® good reputation will get you easier access to the homes you want to tour. When you’ve found the house you want and write an offer, it will give your offer higher consideration in the event of multiple offers.
Why? Because the listing agent will know that the offer has been written correctly, and that your agent will do his or her part to see it to a successful closing. He or she will trust that time-sensitive activities will be carried out on schedule and that you will be kept fully in the know going toward closing.
If your agent’s reputation is poor, your offer will be considered last, because the listing agent will alert the seller to the possibility of problems. Quite often, their buyers have not been properly vetted or their transactions fall apart when some extra effort would have held them together.
If you’re a seller, your REALTOR’s® reputation will affect how often your home is shown. If your listing agent has a poor reputation, buyers’ agents will place your home at the bottom of the list, in hopes that their clients will choose another home before seeing yours.
Why? Because some agents are sloppy about paperwork. They’re lazy in getting all the documents that potential buyers need to see. That would include property condition reports, Homeowner Association Regulations, etc. They also often fail to hold up their end of the work as the transaction proceeds.
When your REALTOR’s® reputation is good, buyers’ agents are eager to show his or her listings, because they know the information that should be there will be presented in a timely fashion. They know that if there’s a problem or if there is re-negotiating to do after an inspection, your agent will present a calm demeanor and work with them to help you and the buyer come to agreement.
In the days or weeks between agreement and closing, many others will be involved with bringing your transaction to closing. Your REALTOR’s® reputation will determine the extent to which they’ll go out of their way to be helpful.
An agent who always returns calls and is friendly, punctual, and willing to work to solve problems will gain far more cooperation than one who is known for the opposite.
We all enjoy working with people who are knowledgeable, professional, and pleasant to be around. On the other hand, we tend to avoid those who are rude, lazy, demanding, and generally unpleasant.
