Do you love farm life in Sacramento County? This time of year the fields remind this Sacramento Realtor of the green hills of Wales. I remember the sheep on the hillsides from a vacation there and the color of green was almost fluorescent.
Some people don’t know this about me, but I live in the rural south county area of Sacramento. The land and the trees here are so beautiful. There is nothing as pretty as the fruitless cherry trees in full pink blossom, all the way down my long driveway. There is a gorgeous canopy of large oak trees on the other side of the driveway, by the flowing creek. The brown fence blends into the landscape and feels so natural. Plus, my long driveway offers so much privacy.
The grass is so very rich in proteins that my mini horses have to be limited on how much they eat. They are rather large eaters and overeating can cause serious health issues. I put my two black and white pinto girls in a stall for some time during each day or they would eat themselves sick. These mini horses can eat themselves into a very serious illness. My horses are only 30 inches tall, called mini horses. They are always running and playing in the fields, I think they do love farm life in Sacramento County.

The filly stood up and nursed like a pro. It was time to walk them into the stall. We had bedded it down with soft shavings about a foot deep. It felt like a goose down comforter and the baby horse — called a foal — loved it. She was here at last. Wondering about Sacramento full-service Realtors vs self-help real estate? Listen to this, I had been running hard all week and decided to quickly dash into the Ulta Store near one of my favorite pocket of homes in Elk Grove to buy makeup. Dashed in, grabbed my mesh bag, and headed for the face makeup.
Too many choices at the Clinique counter. There are so many types: sheer coverage, full coverage, matt, bronzers, different skin types, Yikes! So, of course, I take samples and brush them onto my hands like a real pro, NOT! My hands are now covered with 5 different kinds colors of face makeup. I wipe it all off. As I was about to start on the other hand with samples, I decided ok, this is crazy. I don’t have time for this, why did I even come into this store?
Then I approached another cosmetic counter. A very nice makeup artist in a white coat asks, May I help you? No, thank you. We are so trained to say: no, I can do it on my own. All of a sudden I realized I do need help or I will be here all day and I need to get back to selling Sacramento real estate.
Changed my tune: excuse me, I’m so sorry for being rude, I really do need help. She says ok let’s get to it, with a big smile. A few questions and she comes back with a pretty bottle. She puts my makeup on and it looks great, a perfect match!
Then I realize, ok, I need several other products and with her efficient and knowledgeable help, I can get in and out in 20 minutes. Sure enough, she soon had a bagful of items and I left looking like a million bucks, at least I like to think so, LOL …
She wrote it all down and said next time you come, I have your list. I can pull your items have them ready and waiting for you … I thought wow, full-service is the only way to go! Why do we feel we have to do it all ourselves?
This got me to thinking. People sometimes think a full-service Realtors vs self-help real estate services may not matter. After all, why do we need a Realtor to help? Think twice, as that’s what a couple I talked to recently believed. We can Google anything, they said, we do not need professional help.

A Wild Ride on March 2019 Market Report for Sacramento Housing.
Saying we are in for a wild ride due to our March 2019 market report for Sacramento housing is an understatement. They say a picture paints a 1000 words so let’s see if I can do this in a few paragraphs? We have all been feeling the impact of fewer listings but looking at January, the pending sales started a steep climb, and this trend continues through March.

Not surprising that our new East Sacramento listing had so many offers! One of our buyer’s agents wrote an offer in Stockton this last week, and 10 offers! The counter was $50,000 higher than list price and the buyers were lined up to pay it! Everyone better suit up as this is a time for agents to demonstrate superior skills and buyers are going to have to step up.
This spring, it is a wild ride on the March 2019 market report for Sacramento housing so expect multiple offers, and over-list price offers will be very competitive. If buyers do not conform to this market, they will lose in competitive offers, hands down.
The last 90 days has been a steady uphill climb of pending sales and the listings have declined over this same time period. Demand drives up pricing, so write offers to win.
At this rate, we will have very little for sale so don’t wait thinking more homes will come on the market as this is not likely, based on these numbers. This is a time to educate yourself before running around to only find out that house you wanted to buy is sold by the next afternoon!

Highest and Best Offers in Real Estate Sales
When thinking about highest and best offers in real estate sales, people might often think that means the highest offer in monetary terms. This, however is not always true, as the best offer may not be the highest monetary offer at all. There can be many considerations when a seller is choosing to accept an offer.
A sure-fire way to upset a seller is for a buyer to ask for a laundry list of items they want the seller to repair, such as writing an offer that requires a pest clearance on a property, meaning the repair to the wood damage and/or water damage, or other pest control issues. This definitely would make a seller think twice about this being the highest and best offer.
When a seller has lived in a home for many years, thinks everything was wonderful about their home. Then a buyer writes an offer and picks the house apart, this is likely to cause a seller to think twice about accepting their offer. What I often see when representing Sacramento real estate listings is a buyer’s agent writes an offer and submits a letter stating all the things they see wrong with the house. Then they defend this stating this is why they’re making a low-ball offer. This would definitely be something a seller would not consider as the highest and best offer in real estate sales.
A much more thoughtful approach would be to explain why the buyers can’t pay more based on their loan qualifications for their payment structure. Or they can’t pay more because they have children, which requires them to save for college. These are things that a seller could better understand why a buyer didn’t make an offer as high as the seller would have liked.
When an agent beats up the property in a cover letter, basically they tell a seller everything that’s wrong with their house, so that’s why they didn’t want to pay the market price. A seller is likely to not be very generous in their response. This alone could make a seller accept a different offer when they have other offers to choose from.
Many homeowners do not want flippers, (people who upgrade properties and resell them for a profit), buying their home. A flipper may make the highest monetary offer but many sellers have a lot of memories in a home that they lived in. They may dislike a buyer whose plans are to not to live there. A seller often envisions a home that they’ve lived in and loved for a long time being owned by another family. They often care about who is buying the property.
