Chairmans Club is a RE/MAX milestone award for a top Sacramento Realtor Team. This award was accepted for our team, Weintraub & Wallace, by Josh Amolsch. This was a year of hard work for all of us and, of course, change. At our international conference this week, the message clearly heard was to “embrace change.” Our team lives that message in all we do, each day.

Everyone contributed to our success over the last year. Without our group of dedicated agents, our wonderful assistant Adina, and our fantastic service providers, this award would not have been possible. It means so much to receive an award celebrating our teamwork. We are a group that helps each other in all we do. It is equally important to us that our clients are always very well taken care of. Our fiduciary duty is to put our client’s needs before our own.

Sacramento County Housing Report for January 2020

The Sacramento County Housing Report for January 2020 includes Sacramento County single-family homes. No other criteria are included in this particular report so that we can get a broad understanding of what is happening in our area. One of the most important metrics in the Sacramento County Housing Report for January 2020 is that single-family homes are selling faster. The graph below shows 39 days is the average time on the market. Homes are selling close to the seller’s asking price. The green line below shows homes are selling at 98% of asking price, which is also higher than they were in January 2019. Are you writing offers? Are they in line with what sellers are asking? 

Sacramento County Housing Report for January 2020

The silver lining for buyers is that the median home price for Sacramento County dropped in January 2020 to $375,000. This is a 2.6% drop from December. But, that is still a 6.2% increase from January 2019 as depicted by the blue graph below. If you haven’t found your dream house, you may have an uphill battle, especially in the median price points. Our advice is to hire an exclusive buyer’s agent to help you navigate in this highly competitive seller’s market.

Shop a location you believe will be good for you and your family. Sellers are less likely to do repairs in this market and will be looking for as-is offers. You can earn sweat equity buy fixing up your home slowly over time, within your budget. There are plenty of quality vendors out there looking for work.

Sacramento County Housing Report for January 2020

The new listings rebounded in January, up a whopping 71.5% from December 2019, but still down 7.6% from January 2019. This brought the total available inventory in Sacramento county to an anemic 1,233 homes, a 1.7% increase from December’s low. Hey, we’ll take what we can get! Valentine’s Day in Sacramento real estate, $weet for $ellers or buyers? February is a month when we think about Valentine’s Day. Typically, we see sellers preparing to put homes on the upcoming spring market. Buyers are generally slower to start a re-entry in the home buying search. After reading the January 2020 Sacramento Housing Report, the buyers are out home shopping in full force. They are rapidly buying up the available inventory of homes. Many sellers are receiving multiple offers, and selling very close to list price or over list price, across the board.

The answer to Valentine’s Day in Sacramento real estate, $weet for $ellers or buyers; it is “See’s Candy” sweet for both. The buyers do not have as much inventory to choose from as they did a few years ago. Buyers need to wake up and write winning offers, as this appears to be our new normal. There is such high demand; homes are selling very quickly. The buyers that were successful and closed escrow are thrilled. It is an excellent time for buyers as interest rates are lower than in over two decades. Don’t delay, get out there as you still have nine days left to purchase in February. March is going to be an even higher demand from the historical data.

Buyer Cancels On A Home The  Day After

When a buyer cancels on home the day after writing an offer this is always very disappointing for a seller. There are many reasons this can happen. Sometimes buyers are afraid they acted too quickly. Or they feel they settled for something they weren’t really all that happy with as they were tired of looking.

Sometimes its because the buyer’s agent didn’t share the information readily available. On my probate and trust listings, I always have pest and roof reports available and the disclosures and reports are attached to the listing. The buyer can then review the information while in the honeymoon phase, not 17 days later and then they ask for the moon and the stars.

When a buyer cancels on a home the day after an offer is submitted, it can be for a variety of reasons. We just had this happen and the seller was so disappointed. Not to worry as we will sell it again as that’s what we do.
