The only person whose opinion matters when your home is listed for sale is not you. It’s not your agent’s opinion, either, nor is it the opinion of all the other agents who work your neighborhood. The person whose opinion matters is the buyer. It is the buyer who will make an offer and, it is you, as the seller, who will either accept, counter or reject that offer.
And that’s what sets market value. A seller who is willing to sell at a price a buyer is willing to pay.
While your home is on the market, the most effective way to judge its impact is to ask buyers for feedback about it. Buyers will tell you — without a whole lot of prodding — what they liked, what turned them off, what needs to be improved or why they decided to buy another home. This is valuable information you can use! Always, always get buyer feedback. Analyze it. Then heed it. Make changes, and your home will likely sell.

Will Discount Internet Real Estate Bokerages Replace Local Realtor Expert?
Will discount internet real estate brokerages replace local Realtor experts? We recently took a listing as a seller found us online. She had previously been on the market three months. Poor seller made the mistake of hiring a discount internet Realtor.
She said they told her to buy a vendor combination key box, and she made flyers and showed the property. The property sat for these months while the seller made three house payments, paid HOA fees, utilities and maintenance costs. These ongoing expenses were triple the amount she potentially would have saved. If a property doesn’t sell with a discount brokerage, it doesn’t mean much. Happens a lot.
We took the listing, immediately staged the home and started our complete marketing plan. Our open houses generated several opportunities and we put the house in escrow within 30 days with a fabulous offer. The seller was thrilled and so appreciative. The best money she spent was . . . wait for it, hiring a quality local area real estate team!
Will discount internet real estate brokerages replace a local Realtor expert? Not likely. Self help real estate does not work. We were thrilled to sell this property for the seller.

Market Cycles in Sacramento Real Estate
Market cycles in Sacramento real estate can be confusing to new buyers entering the Sacramento market. Homes fly off the shelves in some areas, and other areas may take a while. Take the condos in Alicante Villas for instance. The days on market for past closed sales in this complex are higher than the days on market for single family residences in the area.
What can buyers do to increase odds in their favor? Buyers need only do one thing, just conform to the market cycles. When your agent completes a market analysis on sales in an area you want to live, if homes are selling over list, offer over list. Buyers, whatever the trends, strike quick and aim to win every time you sign an offer.
What often happens is, although many of us have over 20 years of experience, our clients do not always listen to us. A favorite saying of mine: I’m just the expert but you are the boss.

If you would like to buy a second home in Hawaii, this remodeled home is extremely affordable and situated in a wonderful Kona location with an 180-degree panoramic ocean view.
