Sacramento Labor Day 2019 is a day to celebrate the workers in America. This photo is a great representation of a variety of workers who might have Monday off.  If the photo included  a Sacramento Realtor with a set of keys, that could be fun, LOL.  Labor Day is a legally observed holiday in the US.

I guess the difference is we Realtors work on Monday as there are no paid holidays off in real estate. Today is a great day for Realtors to work as the banks, mortgage companies and title companies are closed on paid holidays. This means we can focus today on updating all our files, and speaking to clients will be more relaxed as the phones will be a little quieter today.

I just had a call from an agent that couldn’t get into our condo listing at Alicante Villas as she said the code isn’t working. It worked yesterday so I’m wondering if this agent is at the wrong gate? Well, I said to wait until a car goes in and then follow them in. Of course, we called the association and they are closed for, you got it, Labor Day, LOL. 

We had an open house so we know it was working fine on Sunday and had another showing today, so maybe operator error? Anything can happen on a Sacramento Labor Day 2019.

The Realtor trying to show our listing seemed a bit put out that I could not fix the gate situation. At the same time, she said people kept coming in the gate so she had to park outside to wait for her client. Sounds like lots of chances to enter behind an open gate as homeowners come and go frequently. In gate situations this happens often as codes do not always work.

This article about sellers paying to sell a home was written by Elizabeth previously. This was written was during a different market, of course, when sellers often owed more than a property was worth. This can still happen if a seller tries to sell too soon after a purchase with little to no equity.  It is a great piece on when sellers use their home as a piggy bank. — JaCi

I’m seeing more sales lately in which sellers are bringing in money to close. They are paying to sell. This might seem backwards to you because sellers are supposed to make money when they sell, but in down real estate markets, the seller might not have enough equity in the home to pay costs of sale and put money into the seller’s pocket.

Some sellers have taken out home equity loans to support other obligations or pay for home improvements. Or they have refinanced the property, draining what little precious equity remained. Although they don’t realize it, these sellers have already removed their equity. So, when they decided to sell, equity isn’t going to magically appear out of the abyss when there isn’t any equity left. To sell, they typically need to bring money to the closing table. Ouch.

Searching For Homes

Looking for homes south Sacramento county can be daunting. That is unless you are flexible. If you are looking for acreage that is in tip top shape with a stellar location and a discount price, not going to happen. The numbers never lie. The prices have gone up while the inventory has gone down.

A needle in a haystack may happen, but it could take years. If you have to sell in order to buy then it could take up to a decade. If you do not have flexibility within your needs and wants, then the right property could repeatedly be out of reach. Great properties wait on no one. If you are looking for homes in south Sacramento county, the rural areas, get ready to spend. There are no deals here unless you want to put in sweat equity.

When will there be a deal? Not now is the answer. If you come across a property that fits most of your needs, buy it, don’t hesitate. Agents can’t work with buyers for the long term who have no immediate motivation as they can’t afford to wait years for a buyer to wake up to the market. The market always rules. Conform to the market and then you will succeed. Agents only get paid when we close an escrow. We must invest our time wisely. That doesn’t mean we aren’t committed it just means we can’t work for years without receiving a paycheck, could you? 

When we find a buyer a property that works and they make a seriously below market offer, it can limit their future opportunity. This is a sure-fire way to alienate a listing agent towards a buyer. What are the odds we could run into that same agent again on another property? Sacramento is still a small town. Will the agent remember your name? I would, so keep that in mind. Agents give you guidance because we know how things work. When you make decisions not based on realistic numbers, it can be costly to your future opportunity.

August Real Estate Sales

August Real Estate Sales

August real estate sales in Sacramento have been brisk. We are looking forward to seeing the August numbers. It has been quite a month. There are some clients that have been amazing to work with and just a lot of fun. Sometimes we are talking to clients at midnight, yes whatever it takes is our motto. We provide service, plus.

Yesterday, our assistant Adina, was working in Oak Park assisting with facilitating an alarm install on our new listing. Our gardener has been there cleaning the exterior up. Luckily, Adina has a neighbor who is a welder. The welder went over and fixed the iron bars on the gates to slow the break-ins. The bars had been bent back creating a large enough space to squeeze through.

Adina lives in Hollywood Park close to Oak Park, so she goes by every day to check the properties. Our handyman is going there this week to start the repairs. The sellers had experienced a few break-ins and the burglars damaged the interior. We have vendors for everything. Our specialty is preparing a home for the market no matter what condition.

This August we have been very busy getting properties on the market. In addition, we have several new listing opportunites we are working on. The temperatures have been soaring in Sacramento, so hot outside. High temps are sometimes tough to deal with especially if the AC isn’t working.

These same hot temperatures have some positive outcomes such as super sweet watermelons. The fruits are fabulous right now. Looking at the featured photo above, it really brought this August real estate blog, to life. The teal color and the watermelon were a picture-perfect choice for August. There are only 4 more days and we head into September.

International Dog Day is Celebrating Dogs

Dog Day Celebrating Dogs

International dog day is celebrating dogs. How do you celebrate your dogs? This day is about celebrating dogs and how they impact your life every day. Service dogs of course, risk their lives or work their hearts out to impact the peoples’ lives whom they serve.

It is also about doing what you can to help abused and or abandoned dogs. I have 7 dogs. Two of my dogs are German Shepherd guard dogs, 4 Schipperkes and one Terrier / Chihuahua mix rescue dog. These dogs provide me laughter, loyalty and companionship on a daily basis. I can’t put  into words the connection I have with dogs, it is beyond the realm of definitions. My spirit is so very happy when a dog is by my side.

I have been beyond blessed to have had dozens of dogs in my life. Each special creature impacted my world. Here is to recognizing International Dog Day, and the hope that you gave each of your pups a special treat today for their day to shine. Above picture is my 18-month-old girl, Toiya. She is a Schipperke pup.
