When I analyze my last year’s sales — in particular my listings — in about 80% of the cases, I can say the homes were pursued because I networked with the selling agent. I talk about my listings to every agent I meet. After showings, I call the agents to find out what their buyers thought, and I give them suggestions, overcome negatives and encourage them to write an offer.
Agents like to work other agents who are polite, professional and fun to work with. I believe in selling benefits over merely pointing out features. Agents who are excited about a home for their clients pass on that excitement to their clients. Networking is what makes this business work. No agent is an island working all alone. Real estate is truly a people business, and agents who like each other will do favors, push that envelope a bit harder and make deals happen.
I’d venture to guess that more than half of the sales in my office are sold within the company, if not within the office. That’s because we pitch homes at our office meeting and support each other. But I also believe in supporting my competition, especially those who work in the neighborhoods where I specialize.
If my listing isn’t a fit for a competitor’s client, I might suggest that agent take her buyer to see another listing that she might not have thought about. There is nothing wrong with asking an agent to talk about her buyers and their needs to figure out if a listing might fit those buyers. Even if it’s not my listing.

Exclusive Buyer’s Agents and Pismo Beach
Exclusive Buyer’s agents and Pismo Beach, what do they have in common? Well for starters in this photo is our fabulous exclusive buyer’s agent, Josh Amolsch. Josh works with our buyers full time. He is always hunting for just the perfect home for our buyers, 7 days a week. Not only is he out in the field hunting up new business, additionally he calls his contacts and keeps in touch with his sphere of influence. He is committed to maintaining close relationships with his happy clients and providing ongoing quality support and service, long after the escrow closes.
Josh has had an incredible third quarter and he still has a month to go. He closed out some very nice escrows and is bringing several new listing opportunities to the team. I like to say our buyer’s agents always work hard to keep the fuel flowing for the mother ship. The mother ship of Weintraub & Wallace Realtors, that is.
It takes a large budget to operate a first-class Realtor team. Realtors spend big dollars for numerous website memberships reaching buyers searching for Sacramento Realtors. As top listing agents, we spend huge investment dollars for advertisement on our listings. Additionally, we have employee salaries, transaction coordinator fees, Realtor fees, errors and omissions insurance. Let us not forget the costs of ever-increasing health insurance. Speaking of health insurance, it is always a good thing to have when riding motor equipment on the beach!
Josh is married to his beautiful bride, Vika. Josh and Vika in photo above, are seen with their 2 dogs. They all look so happy, and that’s because taking a mini road trip is important when you work so hard. Even the dogs, Zorro ad Oso look happy. These photos are of them celebrating a quick trip away. Don’t let Josh taking time off fool you; he has a phone and a laptop. Josh puts homes in escrow and works on business development no matter where he is. Such as, he brought in 3 potential listings for our team to work on this week.
In the last photo, Josh and Vika closed out an amazing time looking at the sunset on Pismo Beach. If you are hunting for a top buyer’s agent who is not only fun to spend time with but also tech savvy, reliable, experienced, caring and an excellent negotiator, call Josh Amolsch.

Multi-Million Dollar Ranches For Sale
Multi-million dollar ranches for sale can take some time to sell. Sometimes years depending on the property acreage land use and zoning. There can be use permits required, variance permits and environmental issues. Land sales require experience or a buyer could be in for potential issues. You always want to hire a Realtor who has experience in these type of properties.
Rural property farms can require special loans. Disclosure and inspections are very different than in day to day subdivision sales of residential resale.
Listing multi-million-dollar ranches for sale is so interesting and we enjoy selling these properties. If you want to buy or sell rural property call Weintraub & Wallace Realtors with RE/MAX Gold. We can be reached at 916-233-6759.

New Listing Photo Shoots Are Amazing
New listing photo shoots are amazing and so much fun. Today I attended a photo-shoot with still shots, a movie, and drones. It was a beautiful day. The property is breathtaking from the views to the vegetable gardens. it was my favorite type of property, rural acreage. Stay tuned for all the details on this magical Mediterranean when we go live on the MLS.

Making Repairs that Payoff When Selling
Here is another interesting article written by Elizabeth Weintraub for another website, which I hope you will enjoy:
A seller who is putting his home on the market next week needed to get his home in shape to sell, but he had a few marks on his kitchen wall that required repair. He had tried to match the wall color in the kitchen, but could not find a good match. As a result, he ended up with two big splotches of brownish shades on his brown wall. He wanted to leave it that way. He was tired of making repairs and spending money to fix up his home before selling it.
Even though I explained to him that a buyer who is handing over more than a half-million dollars for his home will want it turnkey and ready to move into, the seller was adamant that he was not going to repaint the kitchen.
As a compromise, he is painting one wall a darker shade of brown. Because in a buyer’s market, if a buyer can easily spot defects in a home, the buyer is likely to pass it by in favor of a home that needs no work. Buyers are looking for reasons to eliminate homes from their home buying lists.
