When a listing expires, all of a sudden, sellers start to hear from real estate agents. They will receive letters in the mail, telephone calls and a few aggressive agents may even show up on the doorstep, ringing the bell. All this activity might make a seller think, “Hey, my property is really hot!” But you might be better off looking in the mirror to find the reason your listing expired.

Because the first question a good real estate agent is going to ask is why are you selling? They want to find out your motivation. It’s not idle curiosity that makes an agent ask. Agents want to know your reasons to sell to determine whether you are truly a seller or a pretend “wannabe” seller. Since agents are paid on commissions, it doesn’t make much sense to work with a seller who doesn’t really want to sell.

Inspiration for writing a blog 7 days per week, necessary? Some days there are some very interesting occurrences that are really fun to write about. Some days it may not be fun at all.  A blog could be about an escrow with a very difficult agent, who made you want to pull your hair out. Sometimes frustration provides fuel for interesting dialogue and a great conversation online.

Some days there may not be an exciting topic at all, as nothing exciting comes to mind. As you write, the topic begins to bloom and the words just come.  A title and the photo are the key ingredients for your blog. Picking the right photo is part of the process. A great photo provides a visual cue that may help engage a reader.

I had no idea how much work goes into a blog before I starting writing one. What’s important to start is the title, outline and photo. The links to other blog topics are important as well. There are several technical steps in Word Press to publish and format a blog. The process takes time. There are checks and balances giving double green happy faces means it is ready.

Some days you may not feel like writing a BLOG at all. I have those days of course. Try finding inspiration for writing a blog when you have a migraine, you feel more like hurling your $1500 laptop right out the window. That’s just being honest. The keyword here is commitment.

If you commit to finding inspiration for writing a daily blog, remember it is 365 days a year, there is not a day off, ever.  It sounds easy enough. After all, how hard can writing a minimum of a paragraph every day, be? You might be better off to write one 3 days a week, that is a reasonable commitment that most people can complete.

It’s much easier to come up with ideas for good content a few days a week, that’s a good start. There are no hard and fast rules about how often to publish. As long as you do it consistently, that’s the key. Also, remember don’t be too hard on yourself as we are not publishing a blog for the New York Times. I’m not a journalist, I’m a busy Sacramento real estate agent sharing our team’s experience. It is doubtful anyone would lose sleep if they didn’t receive a blog from us today, lol.

I made a promise to write a blog every day so that’s what I do. Is it easy? No, some days I’m so busy there is not a spare moment. I often end up writing the blog just before midnight when I’m tired. On these days the blog will be short and sweet. Some of our readers report how much they enjoy the mini-blogs and they complain when they too long so that’s good feedback.

If you have to write a blog every day, shake it up. You don’t have to write a novel or a stellar piece every day. Some days you might write one paragraph with a cool photo. Other days you might want to write about how you find your inspiration for writing a blog. Then, some days you might write a longer piece where you could go on for days; but, then your readers might think- gee whiz this is a long blog, does it ever end?

There are no hard and fast rules about how often to publish. Sage advice doesn’t commit to writing one every day until you trial run it for a few months. At first, it may sound EZ to write one daily. It is a huge responsibility. It is not EZ to find inspiration for a blog every day and it is not EZ to be a 5-star agent. Super Sacramento Saturday in Real Estate

Super Saturdays Sacramento in real estate keep us running. My first apointment was to respond to a seller’s home as her oven wasn’t working. I checked the gfi’s and then  breakers.  Sure enough the home isnpector must have tripped it.

Then back to write the blog and complete two counters.  I was busy setting up inspections and reading inspections, on other properties. I returned hundreds of emails and completed my hit list of action items. 

I had several communications with current listings sellers always get an updates about the weeks activities. Very busy day. So productive with two new listings yesteday went lived.  We took two more listings  coming on next week.

Marketing homes on the web: benefits over features. Selling benefits over features has been drilled into my head since I was a young whippersnapper. Anybody can own a house with a family room, but it’s the space for three sofas to host family and friends . . . stuffing faces with pizza, spicy chili, chips . . . popping open a cold one . . . eyes glued to the TV on Super Bowl Sunday . . . screams, excitement, yes, a touchdown! That is what sells a family room.

Your challenge is to transfer that benefit to the internet. How many benefits can you think of that a large yard offers, for example? Is the yard the main selling feature of the home? If so, play it up. Be careful when using words such as “room for a pool,” especially if you don’t know if a pool could be installed in that yard. You might want to say possible room for a pool or, better yet, pool-sized yard.
