Wilton Watercolor Orchids are proudly displayed on my kitchen counter. This was a gift shipped here today from Elizabeth for my birthday. They are posed in front of a windowpane from 1906 of mosaic art glass in my kitchen, created by an artist in Placerville. It reminds me of bubble glass dishware. My favorite blue mixing bowl from Portugal sits next to the stunning azure blue orchid. The Wilton Watercolor Orchids are a special flower to enjoy looking at each day.

Today was a fantastic day. My son JT Bradley took my family out to dinner at the Elk Grove Sheldon Inn to celebrate my birthday. This was a fun time had by all. I hope you enjoy these two photos. My grandson Gage and Son J.T . are sitting on each side of me. My mom is directly at the back in the orange top she looks amazing for 83 years young.

August is Birthday Month For This Wilton Realtor.

August is birthday month for this Wilton Realtor. I pre-celebrated today at lunch with my step-sister, Nanci Beall. We went to Cafe Bernardo and had a wonderful time, Nanci’s treat. She also made me an amazing picture with stars. Looking up at the stars at night is my favorite thing to do. We get so busy in real estate working we often forget to even eat lunch and enjoy the stars in the wee hours. I’m going out tonight just after midnight to look up at the sky, to enjoy the sparkling stars. 

As tomorrow is the real B-Day, my son, contractor J.T. Bradley, owner of Bradley Builders, is coming to take me to dinner. As planned, we are going to my favorite place, the Sheldon Inn, a local Elk Grove popular stop in rural south county. My grandson, Gage Bradley, will be there too. He is growing up so fast. I’m very excited to spend my birthday with my favorite men.  Let’s not forget my next door neighbor, Uncle Greg, my Brother-in-law. He helps me almost everyday with my honey do list. He says it is a blessing and a curse to be so handy.

This Wilton Realtor is looking forward to some time off tomorrow afternoon to enjoy the day. I have a counter offer out and I hope my Birthday is a lucky day for this special family.  Being with people you love and breaking bread with them is about the best birthday present I could ever have. My birthday is about enjoying being with my family, friends and my animals, as that’s how I celebrate my dream B-Day. What does your dream birthday look like?

A seller who is putting his home on the market next week needed to get his home in shape to sell, but he had a few marks on his kitchen wall that required repair. He had tried to match the wall color in the kitchen, but could not find a good match. As a result, he ended up with two big splotches of brownish shades on his brown wall. He wanted to leave it that way. He was tired of making repairs and spending money to fix up his home before selling it.

Even though I explained to him that a buyer who is handing over more than a half-million dollars for his home will want it turnkey and ready to move into, the seller was adamant that he was not going to repaint the kitchen. As a compromise, he is painting one wall a darker shade of brown. Because in a buyer’s market, if a buyer can easily spot defects in a home, the buyer is likely to pass it by in favor of a home that needs no work. Buyers are looking for reasons to eliminate homes from their home buying lists.

Another team sale closed escrow just before July 31

Another team sale closed escrow just before July 31rst was music to our ears. July has turned out to be a busy month in Sacramento Real Estate. The Weintraub and Wallace Team had several closed escrows this month. Everyone on the team closed escrows. July tends to be a bit quieter as vacations, and many schools are out for summer break. People are enjoying a bit slower pace and the market can cool a bit. Now, of course, our clients are not missing a beat. Our team is not on vacation we are always working.

I will be looking at the month’s numbers by about mid-August and writing about the trends report on MLS. It is always fun to see the trends as having factual information ready to talk about with people is a way to engage in discussions. Everyone loves to talk about Real Estate. The first comment when people see my name tag at the supermarket, is almost always, “How is the market doing.”

Finally, A Full Price Offer, What Now?

Finally, a full price offer, what’s next? Well, the sellers were thrilled. They have moved out of state and anxiously await the sale. What to counter? Well, they said they didn’t want to do anything to blow this deal. I called the buyer’s agent reviewed the things that needed attention in her offer and she wholeheartedly agreed. I let the sellers know that the buyer was on the same page so they would not worry.

The loan contingency was 21 days and a simple conventional offer with 17 days that is sufficient. The warranty was overbid so corrected that and a few other minor items. The buyer has a great lender so no worries there. A little polish on this offer and we will have an escrow. Of course, we are only talking about going into escrow here. Getting through an escrow, inspections, appraisal and requests for repairs, well that’s another entire new blog.

Sometimes we simply luck out and the offer we receive is pretty darn good! So as soon as it comes back signed tomorrow, we will have an escrow.
