Wilton Fundraiser for Mini Therapy Horses
Wilton fundraiser for mini therapy horses today, was a huge success. About 250 people attended a huge raffle including an awesome barbecue dinner. Mini horses are about 30 inches or smaller when full grown and very social animals. My friends Lisa and Ken started a program with Sutter and UC Davis hospitals to bring their mini therapy horses into hospitals.
The people in the hospitals have a big smile when these horses come into the hospitals. They live in a beautiful new barn custom built, located off Alta Mesa Rd. I sold them this rural property on 5 acres, a few years ago. It has been amazing to watch the property evolve into a paradise for people and horses.

Can a Con Artist Swindle a Buyer and Move Her Across State Lines?
Can a con artist swindle a buyer and move her across state lines? Yes, evidently. I previously met a buyer on Zillow. She was relocating from Texas to Sacramento. We talked for months before her visit. She said both she and her husband were moving here as she had family in the area. Her husband had inherited several million dollars from outside the USA from a deceased relative. He was about to retire as an engineer on an oil tanker job at sea.
She was interested in looking at homes for sale in Sacramento. Their attorney was finalizing the transfer of funds to the U.S. What a sweet person she was. She had retired a few years prior and said that her husband was much younger with a thick accent. He was raising two young children as his wife had tragically died young, leaving his kids motherless.
In the two days of showing her property, she talked more about the situation. Several things struck me as very odd about her husband. She had never met any of his friends or family. He was virtually a ghost. She had never seen a driver’s license, a credit card, in fact, no papers whatsoever were ever observed. He left no belongings at her home on his visits, he came and went with just a suitcase.
Before driving out to Sacramento, she packed all of her belongings. The movers put them on a truck to be delivered to her husband’s home in the Bay Area. He owned a home there as his young kids were in a Bay Area boarding school. She had not yet met his kids. She drove to the Bay Area to meet the moving van. There was not a key when she arrived, so she called a locksmith and went in.
A short time later, a man showed up walked in the front door. He asked her, “Who are you; what are you doing in my house?” He showed her his rental agreement, guess what happened next? The owner was not her husband. She said there must be some mistake? The current owners did not know her husband. Wow. How can a con man swindle a buyer? Marry her and then disappear.
My buyer called her husband and he answered. She confronted him about the rental. He said it was all a big mistake and claimed he was forced back out to sea and hung up. Was her marriage legal? She doesn’t know if that is his real name. Can a con artist swindle a buyer? It’s possible.
She searched his name on Facebook and other sites. She was now sleeping in her car as she was so embarrassed. The moving company had all her worldly possessions, and she had no money to ship things back to Texas. I offered to put her up in a hotel, but she said no thank you as it was time to go home. She had her little dog and said they were leaving to go back to Texas. Luckily, her home had not yet sold.
As fate would have it, another woman had posted about him on a website. She posted a warning to beware he was a fraud. He had reportedly told this other woman he was in the Black Sea of Mexico and found a bag of cash on a ship. He asked her for money to pay the fees to move the cash. Red flags. This other victim immediately became suspicious and tracked down the URL on his email address; it was in Africa.
Mary (let’s call her) and I are ongoing Facebook pen pals. She is doing fine now and much more careful. Caring for the people we help is an ongoing responsibility we take seriously. Sellers Signing Escrow Papers With A Dog, My German Shepherd.
Seller signing escrow papers with a dog, my German Shepherd, at their side today was a sight to behold. This is not something I have ever done in over two decades of selling real estate. Well, there is a first for everything. I had booked an appointment today with the vet for my German Shepherd, Tangi at 9:45 AM with a quick chiropractor appointment for me after at 10: 00 AM. It is located 5 minutes from the vet’s office. What does all this have to do with a seller signing escrow papers with a dog? Well, everything.
I drop off Tangi at 9:45 at the Vet in Elk Grove. I hear her nervous whine, and she looks back at me, not wanting to go back with the vet tech. She boards at this facility, so I fear she thinks she is being abandoned. I dash off to my chiropractor, less than a mile away. I think ok everything is going to plan. I will finish up my chiropractic adjustment and then pick up Tangi to drop her off back at home. Then, I will head out to Placer title by 11:30 A.M. Sure, I can easily make my 12-noon seller signing with Placer title, NOT.
The traction equipment in my Chiropractor’s Office is in use so I’ll have to wait 15 minutes, they said. Well, it was more like 25. The chiropractor is backed up, so I wait to see him. I have not been in a few months, so the first thing he does is he gives me a bit of a lecture. It is Ok as I deserve it. Finally, the adjustment is complete. I schedule my next appointment and fly out the door to my car. I look at my watch. Shoot, I have 35 minutes to pick up Tangi and not enough time to drive her home.
I call the vet’s office and ask, “can I leave Tangi there for two extra hours? ” They say no as every single dog cage is booked due to owner summer vacations. Lots of dogs booked at his state of the art vet hospital and boarding center in June and July. So, I run in to pick up Tangi. I think I will have to drive to the seller signing appointment with my dog as I promised our client I would be there. I quickly pay for the blood test and grab Tangi’s leash as we have just enough time to make it downtown. Placer Title is located on K Street in Sacramento.
Tangi enjoys the ride to Downtown, from Elk Grove. I park underneath the building. I open the back seat and out hops Tangi. We make our way into the building to the elevator. Tangis first elevator ride and we exit the elevator on the third floor. There they are, sitting with the notary. I explain that I had to bring my dog or miss the signing. They pet the dog and thank me for coming. They expressed how much they appreciated my willingness to attend the signing no matter what the obstacles. As I watched them, they were busy signing escrow papers with a dog, my German Shepherd, and Tangi made their day even more special.
