A multiple offer recipe for a new listing is much like following along in a cookbook. You need a few ingredients or the recipe will turn out half-baked. Plan out your new recipe thoughtfully and with intention.
First, you need a desirable location. Second, the property has to have key features such as a spectacular lot. Add onto that, 4 bedrooms and a single story. We placed a coming soon sign and advertised the property online, in addition to running ads. Our professional photographer spent a Sunday afternoon on photos, overhead drone, and matter port 3D video. In reviewing the pricing strategy, a few listings sold in the more immediate area. One sold just a few doors down and the other was the next street over. These were the two key listing comparables. Plus one was the very same basic model. Promoting the open house on Mother’s Day certainly paid off.
We received the first offer Saturday night after going on the market late Friday. We presented it on Sunday after my open house, held on Mother’s Day. There were 40 people through the open house and buyers were bumping into each other. The buyers knew by the high number of visitors that there were multiple offers brewing. Then, like any well-orchestrated plan, several more offers on Monday. Home sellers should not price property over aggressively or too low. They followed the multiple offer recipe because it turns out perfectly every time.

Photos of Mother’s Day brunch in Carmichael begin with my beautiful mother, 83 years young. She enjoyed her brunch at Bella Bru. Our friend of almost 30 years, Sherry, joined us to celebrate. We three enjoyed the buffet while we talked about how fast the years pass by. There were so many groups celebrating this favorite Sunday in May.
Because of celebrating brunch early today, we had time to hold open a brand new listing, late afternoon. We had a remarkable 40 people through. Several buyers said they were interested in writing an offer. Traffic is out in droves on Mothers day, and it is a fabulous day to work.
This photo features a few desserts served with the buffet. The chocolate covered strawberries were out of this world. Both Mom and Sherry took the cookies home to enjoy later, they were extraordinary.
Sherry was enjoying the day, the brunch and the bacon. She is also a Sacramento Real Estate Broker and worked new homes for many years. We met at a local veterinarian’s office all those years ago. We both had a love of English Bulldogs, and I had a litter of pups at the time. That chance meeting developed into a close friendship that has lasted several decades.
Before heading off to my Sacramento open house, we stopped to take a photo of Mother’s Day brunch in Carmichael. This dessert cabinet caught our eye. Do buyers visit open houses on Mother’s Day? Well, it is always on a Sunday and, that is the most popular day for open houses. Also, Mother’s Day is not a national holiday, though perhaps it should be. Many buyers visit or call their mothers on this day and possibly go to brunch. Driving to and from brunch provides a splendid opportunity for buyers to visit open houses on Mother’s Day.
There is less competition due to a decreased number of open houses. Therefore, Sacramento homes held open today will have a high demand and see an increased number of buyers visiting. Why Managing Real Estate on Fridays Feels Like Black Friday
When managing real estate on Fridays, well, it feels like Black Friday. Every issue that came up during the week seems to roll to a Friday. Probably because it is the last day of the work week for most people. It reminds me a bit of Black Fridays.
So much hustle bustle from the lenders, the title companies, the agents and clients. Photographers, pest companies, home inspectors and transaction coordinators all trying to get all their ducks in a row — with a bit of nudging from us, of course. They are all running around like chickens with their heads cut off.
When managing real estate on Fridays, our team is often left trying to clean up others’ loose ends. The lack of communication, mistakes or tasks they left half-baked are often mind boggling. We are the final stop so no matter what happens in our transactions, where our clients are concerned. We are the party held responsible. Managing real estate on Fridays means we juggle a lot of balls in the air with many moving parts, but we know how to excel in a Black Friday environment.
Did you know that top producers in Sacramento often work 16-plus hour days? We do not have days off over the weekend. We hit it hard 7 days a week, especially on Fridays.

About Realtors Who Do Not Return Phone Calls
Realtors who do not return phone calls are like a bad apple. About two weeks ago, we received a call from a buyer who had found us online. She was looking for agents who specialize in short sales. She had been trying to obtain information about a condo listed for sale in Rancho Cordova; it was a short sale. This property is listed by an agent from out of the area, by an e-brokerage.
I have been calling, texting and emailing the agent for information for two weeks. These efforts were made to help this poor frustrated buyer as the agent would not even call her back. My phone log shows repeated calls, texts and emails made to this listing agent. To date, no communication from the listing agent. This behavior reflects poorly on Realtor and often is the cause of buyers not having the utmost respect for our profession.
The property is listed as a short sale. The MLS states there were three offers made originally, before the property went pending sale. The commission offered to the buyer’s agent is below the standard buyer’s commission rate. There is not a fixed rate for buyer’s agent commission, but there is a trend you see in MLS. On top of that, lenders mostly approve full commissions, so there is little need to short-change anybody.
I was happy to help facilitate contact information for this very frustrated buyer. She took the time to find us based on a book, the “Short Sale Savior,” written by Elizabeth Weintraub. Maybe a new title could be about Realtors who do not return phone calls on short sales, just kidding.
There are no real estate police to force this agent to cooperate and treat all parties honestly and practice fair dealings. Not doing these things is a potential ethics violation. However, if an out of area agent is not a member of our board, there is little than can be done. Even then the time to file a complaint with the board and make your way up the process can take months.
My suggestion to this buyer was walk away. If you want to buy Rancho Cordova real estate, let one of our exclusive buyer’s agents help you to find another property. She was very grateful for our efforts to help her.
The motto of this story is if you want to buy Sacramento real estate, hire a local Realtor with 5 star reviews, to help you. Additionally, to have any repercussions the listing broker must be a member of our board, Sacramento Association of Realtors. Complaining about Realtors who do not return phone calls will not solve the immediate problem. Our advice, move on and work only with Realtors who are within our local board.
