Selling a home in Sacramento does not have to be a scary event.

Selling a home in Sacramento is not as scary as it seems if a seller hires the right Sacramento Realtor. Yet for many people, selling a home is a frightening experience: like an asteroid hurtling toward the earth with no place for you to hide or, worse, bumping into an old boyfriend at the grocery store with your hair wrapped in bleaching foil because, darn it, you forgot to pick up coffee. A Realtor with a bit of sensitivity, compassion and experience should be able to guide sellers through putting their home on the market. Alleviate some of that anxiety.

For some people, it’s not knowing where they are moving when selling a home. It’s hard to focus on the sale when there is no destination on the horizon. They imagine themselves homeless, sleeping in the car, while some other fool is living the good life and jumping into their swimming pool. Slamming their soft-closing kitchen drawers. Leaving their sticky fingerprints all over those stainless appliance finishes.

I have talked to sellers who have told me after interviewing a bunch of other Realtors that not a single agent had asked them where they were moving. Like the agents didn’t care or were too focused on just getting that listing.

When you’re selling a home in Sacramento, you want your Realtor to grab the big picture and to anticipate things that could go wrong and stop those horrible events from happening. Sure, I was awarded #1 Top Producer at Lyon Downtown office, but all the awards in the world don’t make a difference in regular life. I’m still the same person. Take today: no breakfast, a car that suddenly won’t start, and here I am sitting inside a medical waiting room with a creepily low ceiling and no internet service; this is not really the way to welcome the day after picking up my award yesterday. Well, she was in all the celebrity clinics; the first time she went to Betty Ford . . . , blabbed some loud woman sitting toward the back of the waiting room, like we all want to listen to her yak about her family’s personal issues. The only thing that makes this experience even lovelier is being forced to listen to the shrill voices from Fox News TV, which some person felt was a good idea to turn on. Esto no me gusta.

Thank goodness there is an adjacent room featuring a long sofa to which I can adjourn. My husband is here for a medical procedure, and I am the designated driver. This is what you do when you’re married. You sit at a medical clinic at the crack of dawn without internet, dreaming of sugary doughnuts, even though you would never eat such a non-nutritional fat bomb, and try to look on the bright side of things, such as the fact that it is not YOU who is a patient here.

Every year lately for the past 5 or so years, I have received the #1 Top Producer at Lyon Downtown office. That means the agents who used to rank above me no longer do, and I hope they aren’t upset about that, but if they are, there’s nothing I can do about it. When I think back to the day I sat in the lobby of my office as a buyer, years ago when my husband and I first moved to Sacramento, I recall suggesting to him that perhaps Lyon would be a good place for me to work someday. Sure, I eventually talked with a handful of other players in Sacramento, including Coldwell Banker and Dunnigan in Land Park, but I chose Lyon Real Estate.

Geoff Zimmerman told me I was basically not a team player and would not fit well into that office. Hey, I was new to Sacramento but not to real estate. Coldwell Banker just rubbed me the wrong way. Lyon is now celebrating its 70th year in the community and claims it is the #1 real estate brokerage in Sacramento. My office is eclectic and I love the comradery. I feel like I should wear a I survived the Mike Lyon fiasco button but why bring it up? Heh, heh. Hey, I didn’t bail when many other agents freaked out and split.

And maybe that’s one of the reasons I am the #1 Top Producer at Lyon Downtown. I keep my nose to the grindstone. But more likely, it’s because I am team leader and work with 3 exceptional agents on my Elizabeth Weintraub Team, coupled with solid supporting relationships, both professionally: like our transaction coordinator, escrow officer, mortgage lender Dan Tharp, and personally: like my husband. The guy I don’t mind taking to the doctor, even if I can’t get on the internet.

Tips for Hiring a Sacramento Agent on Zillow

Finding an agent on Zillow in Sacramento with 40 years of experience is an isolated situation.

When home buyers look for homes in Zillow, they often check out the profile for The Elizabeth Weintraub Team and call me — probably because I’ve yet to meet another agent on Zillow who has more experience in real estate. Lots of agents on Zillow, typically the “featured agents,” have very little experience and might even be brand new to the business, so I am unique in many ways compared to them. I adopted Zillow when it first hit the internet 10 years ago. It is doubtful that you will find a Sacramento agent with more than 40 years of experience in real estate like Elizabeth Weintraub on Zillow.

I am also finding that clients might stop to look at an agent on Zillow while doing an internet search for a Sacramento real estate agent, but the final decision is not made among the agents at Zillow. The decision to search for an agent might start with a recommendation from a friend or coworker. It could begin from a listing in Sacramento, and my listings are pretty much everywhere. They might find this agent on another website or from an article online. I have written more than 1,000 articles online about real estate.  Keyword searches are also likely candidates that drive traffic to my own website.

Sometimes, believe it or not, people choose to work this Sacramento Realtor because they like my “kind” eyes. I hear that a lot. Although, I am not kind to everybody. I am not that kind to a buyer’s agent who insists on reading out loud every repair listed on a home inspection report like it’s written in gold by Buddha in a feeble attempt to build a flimsy case because she can’t control her buyers’ whimsical desires.

I suspect most people choose to work with me not because I am an agent on Zillow but because I am analytical and always focused on them. They like the individual attention and my attention to detail. Those two things are hard to come by in Sacramento real estate. They appreciate my experience level because I tend to avoid mistakes. I’ve done mortgages, been a title searcher and a certified escrow officer, so I know many aspects of the business that other Zillow agents do not.

Before you choose an agent from Zillow, you might want to go to the California Bureau of Real Estate and check the salesperson license. The records aren’t that accurate when they go back as far as mine, because I was first licensed in the 1970s. But for those who have been licensed only a few years, it’s easy to spot the newer agents. A license is only the first step. Experience is what separates the top 1% of agents from the masses.

Who is Your Sacramento Real Estate Authority on the Internet?

Do you know the best way to search for Sacramento real estate information online? I suspect most people just stick a few keywords into Google and then click on the first link that pops up. I know for example that I receive a lot of phone calls from buyers, sellers and appraisers and even ordinary people trying to find owners of properties for a variety of odd reasons, because they find my website on Google. They call me because I am listed as a person, and it often looks like I could be the listing agent. They don’t realize that because I sell hundreds of homes as a top Sacramento Realtor, they’ll find me everywhere — and I can help and I do help so they lucked out in that event. Still, they often find this Realtor because it is confusing. That’s disconcerting.

It’s confusing to go to any of the popular online for-profit websites for homes in Sacramento and to try to find the listing agent. In many cases, it’s impossible. What you get are a list of agents who pay a lot of money to advertise on that website, many of whom are brand new to the business and, by advertising on Zillow and Trulia, for example, they hope to find buyers. They are not the listing agent, and they don’t know anything about the homes on whose pages they appear. And everybody knows you don’t know that but you.

Yet, unsuspecting buyers and sellers spot these agent’s photos and are able with a click of the mouse to send one or all an email, so they do. Most of the time, if the viewer is a seller, that seller will do more research; not so with buyers, though. The sellers often will check the California Bureau of Real Estate website to find out when the agent they are thinking about hiring obtained a California real estate license. You’d be amazed at how many agents on those websites have not held a real estate license longer than, say, 5 years.

Then, they will check out a Sacramento Realtor’s website. If it’s nothing but property searches, a templated website, they tend to pass it by. These potential clients are trying to conduct research, and they put more credence in Sacramento agent reviews on a third-party website than they do on the agent’s very own website, so this tells you what they think about the credibility of individuals. Incredulously, they will still click to email an agent who doesn’t know anything about the property.

It’s a good idea to look for authority when searching for a Sacramento Realtor, just as you would searching for medical advice, which I’m sure doctors love these days. I know you prescribed bed rest, but I read online that juju beans and jumping jacks will save me. There is so much bad information online along with the good. Why would anybody take medical advice from Joe’s Garage when they could visit the Mayo Clinic? When I ask my cats that question, who often sit on my desk while I’m working just to keep me company, they just give me that quizzical glance and go back to sleep. That’s their photo above.

When you search for Elizabeth Weintraub on Google, you’ll find almost 500,000 entries. Part of that is due to the fact that real estate agents all over the country take stuff I have written and they put this real estate information on their websites and they link back to my website. I don’t think your Sacramento real estate authority gets any better than that. You can betcha you’re not gonna find that kind of authority from any other Realtor in Sacramento.
