Two Fixer Houses on a Lot in Citrus Heights
What is not to love about marketing two fixer houses on a lot in Citrus Heights? There is a certain amount of freedom that is inherent for a Sacramento listing agent to sell two fixer houses on a lot. For one thing, I’m fairly confident nobody will complain about a photograph of a burned-out kitchen. Yes, I can throw that photo of the view through the second floor of the kitchen sink with abandon into MLS. Leave no stone unturned. Every bad thing about these houses is marketing GOLD. No mincing of words. Embellishing never crosses my mind. The worse I make it appear, the more investors, flippers and contractors drool over it.
Not that we need a ton of offers to buy these two fixer houses on a lot in Citrus Heights. Nope, we need just one fabulous offer from a committed buyer who will close escrow. Often we get investors who rush in, throw an over-list-price offer on the table and try to tie-up the sale before anybody else can buy it when they don’t even know if they want to. Then they cancel two days later. There are also the guys who slap down an earnest money deposit and then try to renegotiate after a home inspection over the very same defects they saw with their own two eyes in the first place.
I try to help my sellers to select the best offer, but it can be difficult. Although, over the years, I have sold so many fixer homes, I can say I am an expert now. Not to mention, I’ve also got a lot of hands-on experience fixing up houses. It’s hard to pull the wool over my eyes. Of course, I also rely on my private list of losers I’ve accumulated over the years who have flaked on previous sellers, and I share that information with my sellers, should an offer originate from one of those.
Having said all of that, let’s talk about this opportunity. For starters, the comps in the area show fixed-up homes are selling between $500 and $550K. These two houses are for sale at $295K. One of the houses has had a fire in the kitchen, and part of the ceiling is gone. The other house is not permitted. Not permitted means there is no permit on record. The front house is 3 bedrooms and 2 baths, with a fireplace in the living room. The Sacramento County Assessor shows 2,112 square feet and it was built in 1936. The back house is a 1 bedroom, 1 bath. There is also RV parking and a two-car garage, all situated on approximately 1.42 acres (*not verified).
7945 Mariposa Ave, Citrus Heights, CA 95610, is offered exclusively by Elizabeth Weintraub and Lyon Real Estate at $295K. For more information, see the virtual tour or call Elizabeth at 916.233.6759.

Up On Cripple Creek is a Remodeled Four Bedroom Home in Citrus Heights
As I drove to this remodeled four bedroom home in Citrus Heights, I went right by the sign for Cripple Creek. For those of us who were alive in 1969, Up on Cripple Creek was released by The Band in November of that year, when I was a senior in high school. Every time I drove past that sign, that song from The Band would pop into my head. It’s like an ear worm. Here, let me share a few words with you so it can affect you, too: Up on Cripple Creek she sends me, if I spring a leak, she mends me . . . a drunkard’s dream if I ever did see one . . . You can thank me later for this.
But what I really want to say before I got carried away is there is an actual Cripple Creek in Citrus Heights, and this remodeled four-bedroom house lies within the subdivision of Twin Creeks. This is a beautiful tree-canopied neighborhood, and you will take many turns to wind your way into that area. It’s not near a major intersection. It’s peaceful, calm and very pretty. I’ve sold a few other homes nearby recently, so I’m familiar with the subdivision. There are quite a few four bedroom homes in this area of the same square footage, but there is none for sale at the moment and none that is remodeled like this home.
The home was built in 1978 and is just shy of 1,500 square feet, per the assessor. Excellent use of interior space. Not only is there a formal living room, but also a formal dining area and a family room, plus an open kitchen. The sellers inherited the property and decided to spend the money, time and effort to fix it up. They tore out the kitchen and replaced the cabinets, appliances, counters, flooring and light fixtures. It wasn’t an inexpensive fix up, either. Instead of granite, they bought the more expensive quartz slabs for the counters and the bathroom vanities. All of the appliances are stainless.
Check out the flooring! It’s mostly Mannington Restoration, a sort of engineered wood. It’s a little different than other types of wood or laminate floors, but much prettier than your standard choices. Really compliments the soft neutral colors in the home.
This remodeled four bedroom home in Citrus Heights features a new master suite and bath with the Mannington Restoration flooring, subway title in the shower and quartz. It’s simply stunning. One of the other bedrooms also has wood-like flooring and two are carpeted. There is an indoor laundry room with hookups. The back yard is just coming back to life, after being beaten by the many rainstorms we endured in Sacramento this spring. The sellers replaced the gate in the back yard with a fence, but if you wanted to put the gate back to allow for RV parking, you certainly could.
Come to our open house on Sunday, May 7th. This will be open from 1:00 to 4:00 PM, hosted by the incredible Barbara Dow from the Elizabeth Weintraub Team. 6365 Misty Wood Way, Citrus Heights, CA 95621 is exclusively offered by Elizabeth Weintraub and Lyon Real Estate at $339K.

Home in Citrus Heights Listed and Closed in 39 Days
The seller of this home in Citrus Heights turned to the internet to find his special Citrus Heights Realtor. He found three top producers to interview which, of course, included me. One agent said he should pick her because she has earned a particular honor at Masters Club for longevity. Well, like I explained it to him, I’ve only lived in Sacramento for 14 years, so I don’t have that kind of longevity at Master’s Club, but I do enjoy the status of Outstanding Life Member, which is the highest level an agent can go, apart from longevity. I’ve been in the real estate business for more than 40 years; further, I sell more than anybody he has talked to.
But stats aside — and I have great stats few can mirror — the real reason this seller picked me to be his Citrus Heights Realtor is because I sensed what he needed and proved I would perform above his expectations. That’s the secret to real estate, really. Finding out what people want, need and expect, and delivering it. Everybody is different. That’s why Sacramento real estate is a business that is never boring. I face new challenges every day.
I laid it out for him. He was leaving the state. Did he want to walk out of that house and never look back? Because I could arrange that scenario for him. I could sell that home in Citrus Heights in record time at maximum value and, more important, there would be no hiccups along the way. No requests for repair, no haggling over a home inspection, no cancellations, blow-ups or last-minute loan denials. It would be smooth and easy. Or did he want constant interruptions, dealing with putting out fires, silly crises eating up precious parts of his day?
A professional full-time Realtor can make all the difference. I watch over my escrows like a mother hen. Always evaluating which buyers and agents could be possible trouble down the road and making sure we don’t end up in contract with those types. Further, I genuinely care about my clients. It’s not just the Code of Ethics that says I must treat clients with utmost care and put their interests above my own, it’s a way of life. I never count my chickens or tally commissions until after escrows have closed. Therefore, I have no internal conflicts. No ghosts to wrestle with.
We closed the home in Citrus Heights yesterday. From signing the listing paperwork to the date the file recorded, only 39 days passed. The seller got his price and a smooth, clean, easy escrow. No credits to the buyer. No repairs to the home. Nothing. Of course, having a remarkable buyer’s agent on the other end makes all the difference in the world. If you need to sell a home in Citrus Heights, you should do yourself a favor and call Elizabeth Weintraub at 916.233.6759.
