New Land Park listings are coming soon in August to the market. Getting homes ready for showings is a lot of preparation. The first step the minor repairs, this can take a handyman a few days. Then the interior and exterior cleanup are completed. Let’s not forget the windows have to sparkle. The yards need to be greened up and bark, tree trimming, and fence repairs are.so important to the curb appeal. The staging and then the photography session are scheduled. Hitting the Royal Flush on an East Sacramento Listing
Weintraub & Wallace took a new East Sacramento listing last week in a very popular area of East Sacramento. We worked tirelessly preparing our pre-launch efforts. Friday evening, it went live in MLS with the first open house scheduled this last Sunday. There were about 70 people through the open house!
There were plenty of buyers through with solid interest looking to make one of many multiple offers on a new East Sacramento listing. Additionally, we had about 20 + agent showing appointments over the last 3 days. Buyers had seen it online, advertised on our Facebook Boost or any one of the other search engines such as Elizabethweintraub.com, Zillow, Trulia, Redfin, Metrolist, REMAX.com and many others.
It was no surprise we had so many offers as this was marketing by design, starting with a Coming Soon sign, and so many other executed action steps. When there are multiple offers on a new listing, buyer’s agents have to sort of play poker as they don’t know what the competition has offered in their offer. Sometimes they have the winning hand, sometimes they don’t. You have to think that the offers are over the list price, especially when you have so many offers, so much traffic, and so many agent appointments to show it. The interest was tremendous!

Coming Soon Listings From Sacramento and Elk Grove to Lincoln
Many Sacramento Realtors do not know we are prohibited from marketing Coming Soon listings that are in off-market status in MLS. We can’t do it (unless we get a waiver signed, which I see no advantage to). That means no signs with Coming Soon on the property, no blogs about it, no posting homes in Zillow or Facebook as Coming Soon listings. And then there are the agents who do know but don’t care. I’m not any of those agents. However, I do have Coming Soon listings from Sacramento to Lincoln that are not yet in MLS, which I bet you’d love to hear about.
Am I right? Would you like to know about Coming Soon listings that are not yet listed but will be soon? You can get on the list of my buyer’s agents or you can contact your own agent and ask your agent to contact me. It doesn’t really mean your offer will receive priority because I have a fiduciary to my sellers, but at least you won’t miss the home when it hits the market. In today’s real estate market, you’ve gotta be Johnny-on-the-spot to snag a house. We have very few homes for sale and a million more buyers than houses. (For you fact checkers, a “million more” is not a literal term.)

As to why our MetroList doesn’t allow marketing of Coming Soon Listings, I’m not sure, but I suspect it’s because some unethical agents try to capture direct buyer leads and lock out the competition to do dual representation. A few bad apples ruins it for the rest of us. I am a seller’s agent and I do not work with buyers. I don’t have a vested interest in which agent sells our listings, whether it’s an agent on my team, an agent at another company or an agent from the Bay Area. Just as long as it sells and my seller is ecstatic.

Coming Soon Listings in Elk Grove
It was a wet and gloomy day on Friday, but that did not hold back my sunny disposition as I pulled up in front of my new Coming Soon listing in Elk Grove. This home is located just down the street from another I sold at Thanksgiving, a listing that those poor sellers almost had to report their former agent to the Cal BRE to get him to release his grip. A home that many agents vehemently disagreed with us on about the price, but did sell at list price. So, there. Spittooey on those agents. I tend to pull rabbits out of hats when needed, and that’s why sellers hire this Elk Grove Realtor.
I do the impossible.
I also do the possible with great flair. In fact, I prefer the possible over the impossible, but I take them both. The possible means my job can run somewhat smoother, providing I line up everything in advance. Preplanning is my forté. That’s why I might create a Coming Soon listing. Not every agent likes, appreciates or understands Coming Soon listings, mostly buyer’s agents, I suspect. However, from a listing agent’s point of view, a Coming Soon listing draws excitement and creates an atmosphere to generate multiple offers, providing it is the right property.
Not all of the homes in Elk Grove qualify in my mind for a Coming Soon listing. Only exceptional properties, and you know the kind of home I’m talking about right? How about a darling single-level that was previously the builder’s model home? Model homes are special. They tend to feature all sorts of upgrades and extra touches that reach buyers emotionally. Matching drapes, custom wall colors, designer features such as dual framed mirrors in the baths, inlaid tile and tiffany light fixtures; not to mention plantation shutters, crown molding, vaulted ceilings, engineered wood flooring . . .
. . . and best of all, this Coming Soon listing exists in the real world today, the Hampton Oaks community of Elk Grove. No, maybe best of all is it is priced under $300,000, which makes it very affordable for a first-time home buyer.
