Sacramento Labor Day 2019
Sacramento Labor Day 2019 is a day to celebrate the workers in America. This photo is a great representation of a variety of workers who might have Monday off. If the photo included a Sacramento Realtor with a set of keys, that could be fun, LOL. Labor Day is a legally observed holiday in the US.
I guess the difference is we Realtors work on Monday as there are no paid holidays off in real estate. Today is a great day for Realtors to work as the banks, mortgage companies and title companies are closed on paid holidays. This means we can focus today on updating all our files, and speaking to clients will be more relaxed as the phones will be a little quieter today.
I just had a call from an agent that couldn’t get into our condo listing at Alicante Villas as she said the code isn’t working. It worked yesterday so I’m wondering if this agent is at the wrong gate? Well, I said to wait until a car goes in and then follow them in. Of course, we called the association and they are closed for, you got it, Labor Day, LOL.
We had an open house so we know it was working fine on Sunday and had another showing today, so maybe operator error? Anything can happen on a Sacramento Labor Day 2019.
The Realtor trying to show our listing seemed a bit put out that I could not fix the gate situation. At the same time, she said people kept coming in the gate so she had to park outside to wait for her client. Sounds like lots of chances to enter behind an open gate as homeowners come and go frequently. In gate situations this happens often as codes do not always work.

Coming Soon Condo in Woodside Oaks Alicante Villas
Even though inventory is beginning to trickle into the Sacramento real estate market, there are no condos for sale in Woodside Oaks Alicante Villas. In fact, we have only 2,222 listings in all of Sacramento County. When you narrow the choice to the ZIP code of 95825 and look at only condos, we have 11 listings in MLS, ranging from $67K for a studio to $555 in Pavilions. In the $200K to $300K range, there is one condo at $276,000 in an older complex, which makes my new listing at Woodside Oaks Alicante Villas look fabulous.
The only problem is the condo is a Coming Soon at the moment, because it won’t hit the market until next Friday, providing all goes well. The seller’s son lived there during college, and he is in the process of moving. This is a 3 bedroom, 2 1/2 bath condo, one of the largest in the complex of 167 units at 1,597 square feet, per the county assessor.
It features granite counters in the kitchen and all of the baths, plus stone flooring in those rooms. There are two patios, one off the kitchen at the back and another off the living room at the other end of the space, providing light and spring breezes. In addition, the unit features a third outdoor space on the second floor by way of a balcony off the master suite.
The main level is used for entertaining, with all of the bedrooms upstairs. It is near the entrance to Woodside Oaks Alicante Villas but the condo itself is at the end of the building, toward the inside of the complex, so you don’t really hear any traffic. It’s a corner unit, too. The HOA dues are approximately $456 a month, and is one of the highlights of living in Woodside Oaks Alicante Villas, with a beautiful pool, spa and workout gym. You can barbecue at the pool area.
The seller says many medical professionals live in Woodside Oaks Alicante Villas. It’s minutes from UC Davis Medical Center and downtown Sacramento, near Howe and Sierra. Call your Sacramento Realtor, Elizabeth Weintraub, at Lyon Real Estate, 916.233.6759 for more information. 501 Woodside Oaks, #4, Sacramento, CA 95825 at $259K.
Remodeled Riverfront Plaza Condos for Sale in Downtown Sacramento
When I stopped at the Riverfront Plaza Condos last night to attach my lockbox to the lockbox rack, I was astonished to see so many lockboxes hanging on the pipe. We have 3 Riverfront Plaza condos in all of MLS on the market, and one of those is a pending sale. It means agents might have abandoned their lockboxes or forgotten they were there. I believe the number of condos in that project is around 91 units. Yet, so far this year only one Riverfront Plaza condo has closed.
This is a delightful community, with a lot of amenities. A pool, spa, tennis courts, workout gym, and conference center, for starters. Riverfront Plaza Condos are located close to downtown Sacramento and across from the Crocker Art Museum. Visitors and residents enjoy art installations scattered throughout as well. You’ve also got underground parking, and security through the lobby.
At the moment you will find two condos for sale in Riverfront Plaza Condos. One condo is listed by another brokerage at $494,500 (per square foot cost of $272.60) at 200 P Street, D-13, and there is my listing next door to it, D-11, featuring fabulous upgrades at $359,000 and a per-square-foot cost of $247.93. Which seems to be the better buy?
My new listing is a two bedroom, two bath in a wonderfully shaded building, way to the left of the lobby, the D Building. It’s a popular building for having close access to the tennis courts but far enough away from the noisier activities. The condo has been extensively remodeled. The sellers opened a kitchen wall to create a great room. Custom cabinets, stone counters, stainless appliances, ceramic flooring; it’s stunning and impressive. All of the baths have been remodeled. Hand-painted tiles, one-of-a-kind vessel sinks, roomy spacious walk-in shower in the guest bath and an extra deep soaking tub in the master suite.
You need to fully experience the beauty of this home in person. The sellers are artists, and there is a spiritual connection, an energy, if you will, to that condo. It’s not just the gorgeous Middle Eastern artifacts (reflective of living overseas) and tremendous amount of concentrated thought to its improvements that are evident; it’s the way the home makes you feel: relaxed, comfortable and serene. You are wrapped in natural earth-inspired upgrades, similar to being in a forest when the only sound you can hear is the wind gently tossing tree tops.
Please check out all the photographs for this Riverfront Plaza condo and other homes in Sacramento, including a virtual tour for this home, on my website: 200 P Street, D-11, Sacramento, CA 95814. Exclusively offered by Elizabeth Weintraub at Lyon Real Estate, 916.233.6759 at $359,000.
Incredible Remodeled Condo in Campus Commons at $275K
If you snooze you might lose this beautifully remodeled condo in Campus Commons, which is for sale today, first day on the market, at $275,000. You don’t have to be a Sacramento real estate agent to know that the inventory in Campus Commons is low and there are not many condos available for first-time home buyers.
Not only that, but this is an end unit, which means you have more privacy than some of the other condos in this planned unit development. And wait, it gets even better. This is a highly desirable single-story condo in Campus Commons, nobody above you, either! If all of that is not enough, the home has been remodeled within an inch of its lovely life; it features new wood-like flooring throughout, and a stunning floor-to-ceiling travertine fireplace in the living room replaces the old former brick.
The seller also added an additional bath off the indoor laundry room. Almost all of the closets have been replaced with organizer units and floor-to-ceiling doors, containing baskets, pull-out drawers and special compartments.
Both of the bedrooms are generous sized, very roomy and spacious. The master bedroom has its own bath, with extra storage and additional closet space built-in, including a ladder secured to the wall for gaining access to the attic that can do double duty as a place to hang blankets or extra towels.
The kitchen is simply beautiful. Black sparkly galaxy granite counters and brand new, never-used appliances, so nothing should break nor malfunction. Asian-motif hanging panels cover the sliding door to the enclosed patio. Two-car attached garage, too.
It doesn’t get any better than this, unless you count the extremely low HOA dues of $220 per month. Campus Commons features a canopy of trees, a swimming pool, tennis courts, recreation center and more, plus a ton of fun activities await you, hiking trails along the American River. Hurry, before somebody else beats you to it.
