No sooner did I close my last sale for a Riva on the River condo did I list yet another. This listing came to me courtesy of other West Sacramento Realtors who did a mass mailing to owners in this complex. The seller of this condo received a post card that encouraged her to sell the condo, so she called me because she saw that I have sold a lot of luxury condos in Riva on the River. I know the seller was tipped off to the market by other agents because her tenant told me so.

And boy was she upset. She said her landlord would not be selling if it wasn’t for other real estate agents. She said, “Don’t they know that people want to stay here and we don’t want to move?” She blamed the agents as the reason she is now required to move. I quickly assured her that I was not the agent who contacted the seller, the seller had contacted me, but it wasn’t making her feel any better about having to move out. Fortunately, she has found a new rental and is moving in early July.

It’s not easy being a tenant in this market. You don’t have any say in the matter if you’re on a month-to-month lease. When the seller wants to sell, you have to move. And not only THAT, but you’re paying more in rent than a mortgage would cost. Not a good place to be. But some people don’t want to own a home, and some aren’t planning to stay in Sacramento very long, they all have their reasons why they want to rent.

This Riva on the River condo is a cute two bedroom, two bath, with a fireplace in the living room, granite counters in the kitchen and stainless appliances. I just sold the last two bedroom condo at about the same price, so it is a fair price of $279,900. You get indoor laundry, a patio and a two-car garage, plus the HOA dues are only $220 a month, with a pool! These condos were built in 2005.

RISING PRICES AT RIVA ON THE RIVER CONDOS IN WEST SACRAMENTO

My lucky clients just closed the sale of a unit in Riva on the River condos in West Sacramento. They bought this condo at the height of the market, before the crash and avoided capital gains due to a small loss, yet it still sold at a record per-square-foot-price of $213. Prices are rising at Riva condos in West Sacramento. We can’t keep anything in inventory. Buyers are desperate to buy condos in that complex.

It’s a nice complex, too. With a swimming pool, well manicured grounds, guest parking, courtyards for each unit, I’ve sold a lot of condos in Riva over the years, and more so lately. The short sales are gone. Practically every owner has equity now, and the HOA limits the rentals to 25% of the units. There is a waiting list for rentals.

In fact, I had a seller asked me to check out another potential condo for sale in Riva a few days ago. A rental, and her tenant was very unhappy. The tenant said, “It’s all the Realtors’ fault. Realtors called my landlord and told her they had buyers. They pushed her to put this condo up for sale, and now I have to move. Don’t Realtors understand people want to live here and they don’t want to have to move? How can do they do this to me? If it weren’t for Realtors, this wouldn’t be happening.”

What? Hello? I don’t think anybody’s home. Well, it wasn’t me who called the seller. I’m just the West Sacramento Realtor who will be taking the listing. The average sales price over the past three months in the Riva condos is $268,000. Compared to the same period last year, the average prices were $238,000. That’s a $30,000 price jump.

My listing at 1260 Riva Dr #5, West Sacramento, CA 95691, just closed escrow on June 14, 2017 at $279,000. It is a 2 bedroom, 2 bath at 1307 square feet. The buyer paid cash. Local buyer, too, not a buyer from the Bay Area. The buyer purchased this home contingent on selling her home on Q Street, but since my buyer’s agent represented the buyers on the sale of her home, it was a no-brainer to take a contingent offer on condos in West Sacramento. We knew it would close. It’s all in who you know.

The buyer of Riva had asked the sellers to sign a Request for Repair, even after agreeing to buy the home in its AS IS condition. The buyer found a few plumbing leaks and other things. So? We served the buyer with a Notice to Perform to remove the inspection contingencies. The buyer’s agent asked, aren’t we responding to his Request for Repair? We did. We sent the Notice to Perform. Which allows us to cancel if they don’t move forward. We are not required to respond to the Request for Repair.

Buyers don’t always understand how these things work in this market. They saw the light and removed their contingencies, thank goodness, and we didn’t do any repairs.

This is a hot market, especially for condos in West Sacramento. I look forward to my next listing in Riva on the River. Probably next week.

A New Condo Listing at Riva on the River

Because I agreed to take a new condo listing at Riva on the River today, a day of many appointments crammed on top of each other, including our Lyon agent awards celebration tonight at the Sacramento Hyatt, my husband says it did not surprise him that I agreed to do it. He says I am a crammer of appointments. It adds a small amount of pressure to my business life, and many agents would not take on such a hectic schedule. But it’s also where I perform best.

I can’t stand to be bored and idle. It would drive me nuts. I’m just not wired that way. I am always busy and constantly multi-tasking, focused on achieving stellar quality. It doesn’t burn me out, it’s invigorating. OK, and maybe a little crazy, but it’s a system that works well for me. I am also not missing the chance to accept a new condo listing at Riva on the River. It’s one of my favorite complexes in West Sacramento.

Once the bridge over Broadway connects West Sacramento to Land Park, it will be an even more direct shot for me to drive to Riva on the River, and will take about 3 minutes instead of 10 minutes. It’s a great location for a condo complex, to be nestled so close the levee, near downtown Sacramento, yet in the middle of newer single family homes. There is no place exactly like this in West Sacramento.

The HOA dues are reasonable. Swimming pool, clubhouse, nice amenities, a little over $200 a month. Most of the units have balconies or patios, sometimes several. Attached garages. The layout is configured in such a way to maximize privacy. I recently closed a one-story condo in that complex for the highest price per-square-foot of any recent sale. This Riva on the River condo is a 3-story, the largest in the complex at 1,751 square feet. I can’t wait to see it and meet the seller.

So when the seller asked if I could squeeze her in tomorrow, between my appointments, I said all right. I just have to make it to the Hyatt by 6:30 to meet up with the Elizabeth Weintraub Team and all of the other Lyon agents I’ve worked with last year who are showing up to celebrate. I imagine Lyon will bestow some sort of top ranking producer award in my direction. You know how sometimes you dash out the door for the day and think what am I forgetting? Pants? Shoes? Car keys? Check. I hope to show up fully dressed for this event.
