Is This a Good Time for Home Selling in Sacramento?
My days seem to be pretty balanced in Sacramento in that I talk to about the same number of home buyers as I do to home sellers. Yes, I am an oddball Sacramento real estate agent who answers her phone. I also respond to email very quickly. So fast that I tend to astonish potential clients. I get the phone calls and emails because I have a ton of listings in Sacramento. Once that activity gets ramped up, it doesn’t stop, it only continues to build more business and more client contacts. As a result, the question I get asked more often than not is whether this is a good time to sell in Sacramento.
I suspect you think that any Sacramento real estate agent worth her salt is going to respond YES. Except in this case, it would be absolutely true. It’s no secret that I am not a big fan of home selling during the holidays. Sometimes, though, you have to sell over the holidays, and if you do, I’m there for you. But right now, October, is an excellent time to have your home on the market. For example, I just put a home in Roseville on the market last Friday. Within 24 hours, we have 5 offers. Five excellent offers, no lowballs. If your home is priced right, marketed right, it will quickly sell and for a lot of money!
The question other people ask is whether this is a good time to buy. If you’re working with the Elizabeth Weintraub Team, it’s a fabulous time to buy. Interest rates are low. Prices are low. But competition is stiff. We beat the competition every single day. It’s why we are successful Sacramento real estate agents.
It seems that right now many of my Sacramento home sellers are getting geared up for the spring market. Yeah, the spring market in October. Who’d a thunk it? But preplanning is important. If you want to come out with a bang in January, now is the time to plan for it. Why would you want to appeal to a tiny pool of home buyers in November or December when your home can explode on the scene in January, splashed in front of thousands? I’ll give it to you straight.

Two Short Sales in the City of Davis
There are two short sales for sale in Davis, California. One of those short sales is mine, listed by Lyon Real Estate, and the other is listed by a competitor. At the moment, we have 69 homes for sale in Davis, according to MLS. My Davis short sale is listed at $339,000. The second short sale is listed more than $100,000 higher. Both of these short sales are located in the same area — MLS features 5 separate areas in Davis. But the second short sale has a pool, and it’s in better condition.
My listing needs a little fixing up, but hey, what do you want for that price? There are only 4 homes for sale for less in all of Davis, and those homes are smaller. We’ve had a few showings for this short sale because it’s got a lot of other things going for it. Um, like price. And, then, there’s the price.
But I’m wondering if buyers in Davis don’t like to buy short sales. We received yesterday a lowball offer. We thanked the buyer and his agent for their interest, and expressed regret that we could not accept such an offer. ?The agent sent me an email, in the interest of promoting his client, I suppose, and said, he wished me “luck with my protocol” in Davis — which is expecting a buyer to commit to buying a short sale. We do ask buyers to commit. That protocol just makes sense. If you want to buy a house, you should act like a buyer. ?And then he added, that he is 15 minutes and a galaxy away from my Sacramento short sale environment where I could “pull off” that kind of approach.

Elizabeth Weintraub Earns Top Agent at Lyon Real Estate
The managing broker of Lyon’s downtown office called me yesterday to report the Elizabeth Weintraub Team is #1 in the company for August. That makes me the top agent at Lyon Real Estate, number one. I can’t believe it. She says my production is over $5.3 million for last month. That’s a lot for 30 days of work. That’s especially a lot when my average sales price is less than $300,000. Sometimes, I sell condos for $50,000. I can’t verify that number because, to be honest, I’m too busy and it’s not a top priority. Who has time to count pennies?
I figure August must be a good month for everybody in Sacramento real estate. I know August is the month that all the agents at Lyon Real Estate have to pay for Errors and Omissions insurance, plus legal representation, and those fees are pretty hefty. So, if I was the head of Lyon Real Estate — which I need to point out I am not — I would probably charge agent’s statements in the month that agents are likely to have the most closings. That would ensure a more likely payment.
Squeezing money out of agents is probably harder than it sounds, knowing agents like I know real estate agents. So, that would mean the month of August is probably the biggest month of production for most agents in Sacramento.
If that’s the case, then it’s pretty cool to earn status as the top agent at Lyon Real Estate for August. I don’t know how many agents work at Lyon. I’d guess it’s around 1,000. I have to give the credit to my Elizabeth Weintraub Team members, though, and I’m not just saying that because that’s what you’re supposed to say. The truth is I could not do what I do without Barbara Dow, Linda Swanson and Shaundra Bradley. Not to mention, my escrow officer, Dawn Herlache and her assistant Jennifer Baranoff, at Placer Title. And of course the guy who closes mortgages for our buyers, Dan Tharp, at Comstock Mortgage, is incredible, and I often receive glowing reviews of him. There are also behind-the-scenes players, the office assistants and managers who cover my butt every single day. I suspect they also take care of crap that I never even hear about.
Funny thing yesterday an agent whose offer was accepted on one of my Sacramento short sales called me the No Drama Agent. That’s his nickname for me. We closed a transaction a few years ago, and I guess my demeanor struck a chord with him. I don’t have any respect for drama, and drama is unproductive and a stupid waste of time. Maybe that will be my new motto: the No Drama Agent.?
How the Elizabeth Weintraub Team Sells Sacramento Homes
My Sacramento sellers often remark on how astonished they are that I quickly respond to their needs. I respond in the medium of their choosing. Email, text, phone, doesn’t matter. Email is probably the fastest as I’m in front of my computer during the week more often than not. What they don’t realize is it’s not that I’m so lightning fast — although I am probably faster with a response than most Sacramento real estate agents (which is why I win so much business) — the reason I quickly respond is because if I don’t, I’ll most likely forget about it.
I’m a busy Sacramento real estate agent. I’ll call a seller once but if she doesn’t respond, I’ll probably never call her again. I don’t hound people. That’s not in my nature. Some sellers are afraid to call a real estate agent because they worry that the agent will continue to call and call and call and pressure them to do business with that agent. I suppose some agents fit that description, but I’m not one of them. With that attitude, I’ve sold more than a 100 Sacramento homes over the past 12 months.
Which is why it’s easy for me to stop what I’m doing when a seller makes an inquiry and respond. Moreover, a Sacramento home buyer gets special treatment. You see, I have team members who will follow up on buyer leads. It’s important for my sellers to know that no inquiry from a curious home buyer will ever fall by the wayside when they hire the Elizabeth Weintraub Team to sell their home. We snap to attention when a home buyer calls. When I receive a buyer inquiry via email, for example, it is immediately forwarded to a team member for a response.
The Elizabeth Weintraub Team members are dedicated. Their job is to follow up. They keep trying to contact the buyer until they speak with the buyer. If you want your home sold, we’ll get it sold. If you have a question about selling a home in Sacramento, you’ll get a response from me right away during business hours. Not 2 days later or when it’s convenient. If I am not with a client, you’ll get a call or email or text immediately upon contact. Not an automatic response, a response from a real live real estate agent. I don’t know very many other Sacramento real estate agents who can promise you that.
