Three New Home Listings in Sacramento Metro
As a Sacramento real estate agent who lists a lot of homes, I’ve got to replenish inventory that closes with more homes for sale. It’s the same with anything in life. If I run low on milk, for example, I might have to stop by the store on the way home and pick up another carton. I apply the same principle to items in my own home. If I buy a new piece of furniture or article of clothing, something else must go out the door. It’s a system of checks and balances. It also means after a few homes close escrow, more homes had better go on the market or this agent would soon run out of homes to sell.
Fortunately, the replenish system has been working well for me. I love to sell homes, even if I have to sell homes twice. You’d kind of expect that to happen in a short sale but not in a regular real estate transaction. Two homes that should have closed escrow last month did not, and they canceled. Both were traditional sales involving buyers who could not get a loan at the very last minute. The files sat in underwriting and were spit out. Denied.
Both sellers were understandably distressed and dismayed. I get their pain. In one situation, I told the seller that I was confident we would put the home back on the market, sell it for more money, and he’d look back at this particular cancellation and say it’s the best thing that could have happened. That was my intuition talking.
I love it when my intuition is right. It generally is, and I can rely on it. That’s exactly what happened, too. The next buyer paid cash, no appraisal. In the other sale, the replacement buyer had written a contingent offer. Sellers are often wary of contingent offers, but they can also be used as a benefit. And the contingent offer buyer removed the contingency within a couple of weeks and closed as well. Both of these escrows closed on Friday.
I’ve replaced these two sales with three more listings: An energy-efficient home in West Sacramento near the river at $240,000. An Elk Grove home, updated kitchen with granite counters, new appliances and wood floors, featuring 4-5 bedrooms, more than 2,700 square feet, turn-key ready at $395,000. These homes are open for viewing this afternoon. And last, but not least, a short sale home in Sacramento near Calvine, offering allergy-free floors, 3 bedrooms, formal living room with a brick fireplace and cozy family room at $225,000. The Best Place to Find Homes for Sale in Sacramento
A potential buyer from Florida called yesterday to discuss buying a second home in the Pocket area of Sacramento. I asked what made him pick the Pocket out of all the places to live in Sacramento. Turns out he used to live in Sacramento, and he likes that neighborhood. Not necessarily Greenhaven, mind you, but the Pocket; although Greenhaven and Pocket border each other, they are different.
This guy told me he was primarily interested in preforeclosures and short sales. I hear this preference stated often, and I realize what it means, even though the person who is sharing that preference may not. It means that a buyer wants to buy as much home for the dollar as the buyer possibly can. The buyer is not afraid of having to fix up a home or put a little sweat equity into it if the price is under market a little bit.
In short, the buyer wants a deal. A good deal. Reality says a buyer doesn’t really need to buy a preforeclosure or a short sale to get a good deal. In fact, most of the better deals lie in homes with equity. Short sales are no longer distressed sales; banks want market value for the short sales. Banks sometimes obtain 2 or 3 opinions of value before they will allow the home to sell as a short sale.
The pre-foreclosure properties are a myth. They don’t exist. Oh, I realize that buyers can find those homes listed on such websites as Trulia and Zillow, but those are marketing ploys. Those homes are not for sale. These websites buy feeds from all kinds of sources, even sources that report when homeowners have failed to make payments and are headed for foreclosure if they don’t bring the loan current. But it doesn’t mean those homes are for sale or will ever be for sale. It is very misleading and confusing for buyers. Although, it brings eyeballs to Trulia and Zillow, and traffic is what matters to Trulia and Zillow. The information doesn’t need to be accurate — just look those goofy Zestimates.
The best place to find homes for sale in Sacramento is on a Sacramento real estate agent’s website. That’s because those IDX feeds originate at MetroList, which is the Bible and our God in real estate. You can search for home listings in Sacramento, homes in Placer, El Dorado or Yolo counties, which include West Sacramento and Davis on my website or any other agent’s website. You will get everything that is for sale and not just my listings.
Although, I did get a call yesterday as well about where a person could find my listings. The status modifiers are clearly noted, well, except for those active short contingents, you have to read through the listing to find it. Rare Mariemont Estates Home by Arden Park For Sale
This gracious home on Lantzy Court in Arden Park for sale is located near the end of a serene cul-de-sac and is more beautiful than words can convey. Three New Home Listings in Sacramento Area
Just before Easter, I’ve got a bunch of new home listings in Sacramento coming on the market. One home that I listed over the weekend in Lighthouse Marina is in the process of getting preapproved by Bank of America for a Cooperative Short Sale. Yet, all of the other 3 home listings are available immediately. Not one is a short sale. This is the future of real estate in Sacramento; I’m telling ya. Very few short sales. Many more equity listings. I don’t care what anybody says — if he or she disagrees — because this Sacramento real estate agent sees the writing on the wall. Stats will prove me right later. You can betcha.
My first new listing is an updated Craftsman bungalow in the Med Center for $225,000. Beautiful front porch where you can sit and watch people. No Homes for Sale in Sacramento
The real estate market in Sacramento is a little bit like that website depicting reasons why You Will Not Go to Space Today. I could easily create a website about why homebuyers are not buying a home today, except I can’t draw very well. Great Sacramento real estate agent, but lousy artist. I know my limitations.
A guy called yesterday to ask about a Sacramento listing. Said he found it among his list of homes for sale. He was looking on Zillow, poor guy. I don’t know how to get the word out to buyers that looking on Zillow is the wrong place to look. So is Trulia and, if we’re really talking about homes for sale, Realtor.com is not that hot, either. All of those websites are missing listings, showcase expired and sold homes, and they take too danged long to update. If you’re gonna buy a home in Sacramento, you better be getting your listings from a Sacramento real estate agent, either from an agent’s MLS-connected website or, even better, directly from MLS yourself.
You can’t get new listings directly from MLS unless a) you are an agent or b) an agent sends them to you.
But it doesn’t really matter because there are very few to no homes for sale in Sacramento. The guy who called yesterday was stammering because he could not remember the street address and was frantically searching for it during our conversation. I don’t think he expected me to answer my phone or to answer it as quickly as I did. Hard to say. But as he was stuttering, repeating himself and trying to buy time to find the address, I felt like telling him the home was probably sold, except I didn’t want to offend him; he sounded so sad and depressed. My heart goes out to first-time homebuyers, but if they already have an agent, I can’t help them.
I have new listings coming up this week. First, I will tell my Elizabeth Weintraub team members about them. Then, I will let agents in my office know that we have new listings. Many real estate companies in Sacramento withhold listings from MLS for 72 hours because we can. Lyon Real Estate agents are market leaders in Sacramento. By the time these listings show up in Zillow or Trulia, they will most likely be sold. This is a tough market with so few homes for sale. Almost every day buyer’s agents call and email, asking if my pending sales are falling apart or whether I am taking a new listing.
If home buyers are relying on Trulia, Zillow or Realtor.com to help them find a home to buy, I hate to say it, they are not buying a home in Sacramento today.
