Be Sure to Catch These Open Houses in 95818 Today
Some sellers do not want to do open houses in 95818 when the weather is bad or traffic is slow. However, that’s precisely when one should hold open houses in 95818. Any lazy agent can hold an open house when the weather is beautiful and there are tons of buyers milling about. But the sales are done by continual marketing and never coming up with a reason not to hold a home open. You never know where your buyer might come from.
We have two open houses in 95818 this Sunday. Hours are 2:00 PM to 4:00 PM. One home is located in Southside Park, just north of Upper Land Park. People do not seem to realize that the ZIP code of 95818 runs down to S Street in Midtown. Imagine My Surprise to Open the Door to a Land Park Specialist
No way was I expecting to find a young man standing on my front steps proclaiming himself to be a Land Park specialist. He was dressed pretty spiffily, if you ask me. I, on the other hand, looked like a crazy homeless person. In the heat in Sacramento, I have not bothered to blow-dry my hair since last May. Well, I spent 3 weeks at our house in Hawaii in June, so certainly no blow-drying or styling my hair there. Nobody cares. And it’s just been too hot in Sacramento, so I twist it into a bun and clip or wear in a ponytail. When my hair is down and curly, I look like the wild man of Borneo.
I found this guy standing away from my door, almost getting dripped on by standing under my hanging flower pot that had just been watered. At first blush, I thought maybe he was a Jehovah’s Witness or from some other religious affiliation. He glanced at me furtively. It wasn’t just the hair. It was probably the rags I run around in at home. In fact, I go to great extremes to wear what others would consider dumpster clothing. Shirts with holes. Put this way, a t-shirt would be dress up for me.
When I go out to meet clients, I dress for the occasion. To look the part of being the top producing Sacramento Realtor that I am. Just not at home.
He just said, Hi, I am Matt, a Land Park specialist. Just want to know if you folks are thinking about selling your home or buying another home?
He stunned me. Just seemed so weird. I was tempted to holler to nobody in particular: Hey, Babe, do we want to sell the house and move? Some guy is standing on our steps asking if we want to sell our home. I say hell yes. OK? You with me? Let’s get the hell outta Dodge.
But I didn’t say any of that. I started laughing. Honestly, I could not help myself. All I could manage from my lips was: you are so funny, and I couldn’t stop laughing. I’m a terrible person.
You know, back when I got into real estate in the 1970s, some agents did “farm” a neighborhood and knocked on doors to offer their services. I never did. It seemed to be ineffective for the amount of time expended. There was bound to be a better way to get business than trying to persuade people to move or hoping you’re hitting them at the right time by standing on their doorstep. Like, the U.S. mail, for one thing. Who would hire some person who showed up on their porch anyway?
I looked up this guy in MLS because he had slipped a marketing card into my mailbox slot (which is against federal law because there was no postage on it). He has never listed a home in Land Park or anywhere in Sacramento for that matter. He seems to represent buyers. Most certainly — not a Land Park specialist. Maybe in his own mind. But I guess that’s what you get with door knockers.

The 2018 Taste of Land Park and Best Sunday Open Houses
While my husband and I walked over to the 2018 Taste of Land Park event happening on 10th Avenue last Sunday, the team held our best Sunday open houses of all year. We had so much traffic through last Sunday as compared to the rest of the year so far. From the city of Davis to Land Park and into Natomas, buyers came out of the woodwork. Where have they been for so long? Very excited to see buyers showing an interest in Sacramento real estate.
Regardless, Sunday provided beautiful weather to attend the 2018 Taste of Land Park. Believe it or not, we have lived in Land Park for 16 years and have never got around to going to this event. Probably because the hours are a little odd, from 4 PM to 7 PM. It’s too early for dinner and too late for lunch. On top of which, I can’t believe they got all of the neighbors in that stretch of 10th Avenue to cooperate with the event.
There was a band playing in one yard, playing hits from their high school years, from the looks and sounds of it. I really don’t mean to say anything bad about the band, but let’s just say Tom Petty was a favorite. And Tom Petty is one of my favorites. So, see I’m not saying anything bad about the band. We even caught the tribute to Tom Petty at The Fillmore right after his death, all quite by accident. That trip to The Fillmore was focused on a meet up with the Afghan Whigs.
Plus, we were grateful there was a band to perform at all. Seemed like many volunteers at the Taste of Land Park, which is wonderful.
We followed the map given to us but when we got to the event, a security guard told we could not enter from the west of 10th Avenue. Nope, we had to walk around the block. Which was like another 5 blocks. But at least when we got to the other side, they didn’t card us. They handed us our glass and plate combo and off we went, in search of food. The first thing my husband found was dessert from the Freeport Bakery, so he loaded up on that.
There wasn’t a lot of actual meal selections or food. It seems the wineries outnumbered the tables of food. One of our favorite pizza places served not pizza but toasted bread. That was a bit of a disappointment. The salads by Raley’s were a big hit. One of the Mexican restaurants offered mostly chips with a salsa on top, although I think Dali’s supplied those delicious chicken enchiladas. The porchetta was tasty, too.
I discovered M2 wines, which I really enjoyed. Rich, full-bodied reds, very chewy and a bit jammy. Many of the wineries at the 2018 Taste of Land Park supplied interesting tastings. After eating our way heading west on 10th Avenue, we turned around and ate our way heading east and then gave up. It cost us $80 to attend this event, and I can’t bring myself to say we got $80 worth of food and wine, but it’s OK to support the Land Park Community Association. Which meant we just made a nice donation to the LPA. And that’s fine.
It also meant we got back to my home office in time for me to send updates in real time to my sellers about their successful open houses for the day.
Now my husband says we wore off all the calories by walking, but I think a few globbed on and did not let go. My heart app says I walked 7,544 steps, almost 2.7 miles. That’s better than my daily average of 200 steps. Looking on the bright side of stuff!
New Listing in Upper Land Park: Adorable 2-3 Bedroom Cottage

After moving away, she missed Sacramento and, in particular, this home. So she moved back and bought it from the owner. If you are in love with a home to such an extent that you don’t want to live anywhere else in town, that showcases the allure. Eventually, though, our present day seller bought the home.
Our seller installed a guest quarter with a permit by remodeling the garage. It features a soundproof bedroom, which could also be used as a band studio or yoga studio. Our seller also installed a second bath. What started out as a 2 bedroom, 1 bath is now a 2 to 3 bedroom and 2 bath home. The guest quarters are located on the other side of the kitchen for privacy.
An interesting thing the seller told me is when she first saw this new listing in Upper Land Park and entered, she felt captivated by the back yard and made a beeline for it. Walked right past the two bedrooms with the beautiful hardwood floors. Right past the updated bath with a shower over the tub, and a window. No nod toward the kitchen. Directly to the back yard.
