This was the second listing in Davis that I sold for these sellers, and both homes sold with cash offers at outstanding prices. It takes me 18 minutes to drive to Davis from my home in Land Park, but some of the Davis Realtors have implied that because I do not live in the city of Davis, that it is impossible for me to know how to sell a listing in Davis. They don’t believe my 40+ years in the business carries weight, I guess.

I get it that Davis is a close-knit community and everybody knows everybody else, that Davis agents have a certain style of working that might seem a bit outside the norm to us Sacramento Realtors, but real estate principles still apply. Every time we had a showing, I would email each buyer’s agent to ask for feedback. Many of the agents felt the list price was too high to attract an offer. They told me there weren’t enough updates in the home to justify the price, but that’s not what my instincts said to me. It’s not what my comparative market analysis reflected, either. I spied a hot market, with low inventory, and even though the home had a few unusual qualities, it was in the right location.

As you know, real estate is location, location, location. And the buyer who purchased this home certainly felt the value was there or she wouldn’t have bought it.
