Newer Natomas Home in Parkwalk at Westshore Now Pending
This newer Natomas home in Parkwalk at Westshore received an aggressive offer the minute we dropped the price. When the seller indicated he preferred a faster sale, I prepared a in-depth study of the market. It was obvious to me the over $500K price point in Natomas was moving very slowly. All of the action is under that mark. Further, we had competition from brand new homes that were slowly selling, and this home was not yet a year old. Not hard to figure, do you want brand new or almost brand new? Most people pick brand new.
Although this home in Parkwalk at Westshore has all the bells and whistles already installed. All the upgrades are in place. Not to mention, it features a California porch, what you or I would call a covered patio, but now, since I’ve heard the term California porch, it will always be a California porch going forward.
It’s ready for immediate occupancy, soon as we can close escrow. There are really no delays built into the buying process when it’s a resale like what happens when you buy directly new from the builder. All we had to do was drop the price a bit below the last new home sale and we were in like Flynn. Sure enough, within 24 hours of that price reduction, we received an over-list price offer.
The offer came from a buyer who saw the home in Parkwalk at Westshore a week ago during an open house, back when the price was higher. Funny how that psyche works with buyers. The buyer could have made a lower offer but chose not to. It was only when the price was lowered a little bit that the buyer now felt an extreme urge to buy. Such an extreme urge that the buyer offered more than list.
Of course, as these things tend to happen, I last spoke to the seller during a layover at an airport. On his way to Puerto Rico to photograph and document this American territory’s progress and persistent struggles after Hurricane Maria. Fortunately, he still had cellphone / data coverage and he signed the offer on the Fourth of July. What he said to me at that point made me smile. And he knew it. He said, “You were right!”
If you have home in Parkwalk at Westshore you would like to sell, I can help you strategize to sell that home, too. 16 Lake Katerina Ct, Sacramento, CA 95834 is presently pending.

An Absolutely Stunning Remodel in South Natomas for Sale
Some homes, like this gorgeous remodel in south Natomas for sale, simply blow you away. One look is all it will probably take for a buyer to fall in love. The seller has impeccable taste and she personally selected the improvements. Sleek, clean lines. Modern and contemporary. Very European, as well. Not a part of the place was overlooked. Not a door knob, not a faucet, nor a light fixture, it all blends and works seamlessly together. You certainly cannot tell this home was built in 1979.
You know how you see some remodels, and the sellers cut corners or remodeled everything except, say, the master bath. When they do remodels like that, it seems like they don’t care. The sellers rationalize it to themselves and say it gives the buyer the opportunity to finish the project, but buyers do not want to finish projects. Buyers want the work already done for them. It looks like they gave up when they don’t finish.
When part of the home is finished and part of it is left untouched, stuff can stick out like a sore thumb. I looked at photos of another new listing, somebody else’s of course, and at the top of the stairs sat an older built-in oak cabinet. The whole bottom floor featured rich chocolate cabinets, new hardware, and then there’s this ugly thing sitting on the stair landing.
But not this stunning remodel in south Natomas. No sirree. This home is immaculate. You will undoubtedly appreciate the extensive use of soft neutral colors and the very HOT color this season of gray tones. It features 5 bedrooms and 3 baths, and is over 2,000 square feet. Buyers will swoon over this kitchen with its Jenn-Air appliances, Kraus double sink with pre-rinse faucet, quartz counters and gorgeous newer cabinets. Its planked flooring on the main level mixes with Travertine in the step-down family room featuring chilled wine storage and a fireplace.
Now, before you ask, yes, there is a bedroom on the first floor plus a full bath. That is a huge selling point these days, especially among buyers who have elderly family members living with them. All of the bedroom upstairs are remodeled with ceiling fans, and the 5th bedroom features a large trex balcony. Custom blinds open from the top or bottom.
The baths are sparkling, of course. Extensive use of glass. Subway tile. Porcelain or Travertine floors. Newer fixtures. In the master bath, you’ll find quartz counters, dual sinks, a custom sink vanity and an enormous walk-in shower.
The pièce de résistance is the beautiful yard and the living space extension beyond the fence. This might sound confusing, but most of the property owners along this greenbelt area have claimed an extension of space beyond their lot and care for it. The city has not objected for the past 25 years, according to the sellers. They built a basketball court, a covered picnic area, complete with a slab, picnic benches, picnic table and an overhang. Including raised garden beds. I have not verified this information and buyers will need to do their due diligence.
But hey, no neighbors behind you. Just a beautiful green park. With your private amenities. In the yard, there is a covered spa for those much needed late-night soaks in bubbles, and a very pretty flower garden.
Let’s face it, you won’t find anything like this stunning remodel in south Natomas. Why not come to our open house on Sunday and see for yourself? April 15, 2018, hours are 2:00 to 4:00 PM, hosted by the incredible Barbara Dow from the Elizabeth Weintraub Team.
985 Regatta Drive, Sacramento, CA 95833, is offered exclusively by Elizabeth Weintraub and Lyon Real Estate at $395,000. See the virtual tour and prepare to fall in love!

No joke, I hear this updated Astoria condo in Natomas is calling out to you. I hear it, saying psst, wouldn’t you love a secluded condo tucked away at the back of the complex with a marvelous view of the greenbelt and all of the upgrades you’ve ever wanted at an affordable price? Sure, why not. The view out the window of this condo looks like you’re living somewhere nice in Europe, in a small community where people trot by with their dogs, and the world is peaceful and quiet. It can take your mind off things.
This is the largest unit that you’re ever find in an Astoria condo in Natomas. The Assessor’s office says it’s 1,622 square feet. But then it also shows 3 stories, and I definitely counted 4 stories, as climbed up into the clouds to view the master suite.
The first floor has engineered wood flooring, a dark hickory color, rich and warm, in contrast to the cooler colors of the walls. There are a lot of windows, and the unit faces south. To the West is an enclosed patio where one can barbecue, with the kitchen but a mere few steps away. All of the counters are granite, the light fixtures are relatively new, and the appliances are stainless. There is also a half bath on the first floor.
Up the second floor, you’ll find a bath, a bedroom that the sellers use as a den, and a laundry room with hookups. A few steps more and you’re on the third level, where you’ll find another bedroom. At the very top is the master suite with a gorgeous bath featuring dual sinks, granite counters, deep tub and a separate shower. There’s also a walk-in closet.
The HOA dues are reasonable at $365 a month. Come join us at the open house on Sunday from 1:00 to 4:00 PM and tour a beautiful Astoria condo in Natomas. 2580 W. El Camino Av, Unit 11101, Sacramento, CA 95833 is offered exclusively by Elizabeth Weintraub at Lyon Real Estate at $275K.
Looking for a Hot New Listing in Natomas Real Estate?
Sellers sometimes ask: Elizabeth, how is it you know Natomas real estate so well when you live in Land Park? Partly I suppose they don’t realize that top producers sell all over the county and in neighboring counties. Not everybody realizes that an agent can be a neighborhood specialist without living on the street. It’s the professional knowledge and length of time in the business, not the location of the agent, that matters.
Besides, I’ve become intimately familiar with Natomas real estate during the downturn in Sacramento and all of the short sales in those neighborhoods. You can name a street, and I’ve probably sold a house in Natomas on it or near it. That’s why I was very excited when the seller of my new Natomas listing called. I explained that I’m still selling homes in Natomas even though I am on my wor-cation in Hawaii. I don’t have to be there in person to make the magic happen.
This new listing in Natomas real estate went on the market yesterday around noon. Within a few hours, it received 12 client hits and two dozen agents, on the last business day of 2016, no less. It’s positioned beautifully in MLS, and is the 5th least expensive home in the ZipCode of 95835, offering the most space. The Northpointe Park Village neighborhood is in high demand, too, just south of Elkhorn.
If the beautiful wood flooring in the main level doesn’t immediately demand your attention, the open floor plan will. That’s the type of home buyers desire today. The kitchen features striking black appliances and engineered stone counters. All 3 bedrooms are located on the second floor, with two baths up and one bath downstairs.
The family room is enormous, with a gas fireplace and a media nook. If you’re not into yard work and prefer a low maintenance back yard, this home is perfect for you. You’ve got uncovered patios, but not lawn in the back or on the sides. Just the front yard is green, and it’s on automatic sprinklers. It doesn’t get any more carefree than that.
Great view from the second floor of a private farm situated on several acres. No neighbors peering down on your home from behind. I say old chap, it’s time to moooooove.
5802 Amnest Way, Sacramento, CA 95835 is offered exclusively by Elizabeth Weintraub at Lyon Real Estate, at $345K. Yes, even from Hawaii, I answer my cellphone and can arrange to show you this home. Call for your private showing today at 916.233.6759.
