Newer Home in Willow Creek Natomas Open Sunday!
There are almost no homes built after 2007 in the south area of Natomas except this Willow Creek Natomas home. When I looked in MLS inventory, I found 3 homes and two of those are in the lower-end Riverdale neighborhood. None in Willow Creek except this magnificent two-story built in 2008. According to the County Assessor, it’s almost 2,300 square feet. Doesn’t this sound good to you?
Wait, there is even more. The sellers recently installed beautiful wood-like laminate planked flooring in the entertainment area and entry. No joke, I hear this updated Astoria condo in Natomas is calling out to you. I hear it, saying psst, wouldn’t you love a secluded condo tucked away at the back of the complex with a marvelous view of the greenbelt and all of the upgrades you’ve ever wanted at an affordable price? Sure, why not. The view out the window of this condo looks like you’re living somewhere nice in Europe, in a small community where people trot by with their dogs, and the world is peaceful and quiet. It can take your mind off things.
This is the largest unit that you’re ever find in an Astoria condo in Natomas. The Assessor’s office says it’s 1,622 square feet. But then it also shows 3 stories, and I definitely counted 4 stories, as climbed up into the clouds to view the master suite.
The first floor has engineered wood flooring, a dark hickory color, rich and warm, in contrast to the cooler colors of the walls. There are a lot of windows, and the unit faces south. To the West is an enclosed patio where one can barbecue, with the kitchen but a mere few steps away. All of the counters are granite, the light fixtures are relatively new, and the appliances are stainless. There is also a half bath on the first floor.

Natomas Realtor Presents Home for Sale in Riverdale HOA
This Natomas Realtor loves the Beazer-built homes in the Riverdale HOA in Sacramento, and so will you. Most of these homes were built from 2006 to 2008, so they are much newer than other parts of Natomas. Not only are they newer, but they are more affordable, with prices ranging in the $220,000 to $270,000 range, depending on square footage, amenities, location and condition. The Riverdale HOA clubhouse is shown above. When I was there shooting photos, I noticed the HOA has just drained the pool.
The seller called this Natomas Realtor because he had hoped to hire one of the top short sale agents in Sacramento. I was happy to oblige and calm his fears about the short sale by letting him know that this Natomas Realtor has sold more short sales over 7 counties than any other agent for the past 10 years. I checked the stats. He cannot possibly hire a Sacramento short sale Realtor with more direct experience than Elizabeth Weintraub. Plus, I have sold my fair share of homes in the Riverdale HOA, including having filmed an HGTV House Hunters 2009 show featuring short sale homes in the Riverdale HOA.
You really can’t beat the price of $225,000 for this home in Natomas at 3341 Tice Creek Way. Another home of identical square footage recently sold at $238,000. The reason this price is so low is because there is no carpeting on the lower level. With the exception of the ceramic tiled entry, the flooring is slab and the carpeting has been removed. This will make it easy for a new buyer to install the type of flooring everybody wants, which is engineered hardwood.
It’s a perfect home for a first-time home buyer or an investor. Rents are sometimes higher than mortgage payments in this neck of the woods, which means a first-time home buyer might actually be saving money to buy this home over renting it. And an investor might also gain a bit of cash flow, which is the cornerstone of most investments.

Park Place Natomas Condo SOLD at Record Price
When I began working on the marketing verbiage for the Park Place Natomas condo in Regency Park, I noticed that I had typed the proverbial his-and-hers closets. Whoa. That seemed a bit discriminatory. Why are two closets called his-and-hers? For starters they are both hers, just ask any guy. Second, I don’t want to leave out any buyers from consideration nor offend a soul. To be cute, I penned: Perfect for a roommate or couple, with his-and-his, hers-and-hers or his-and-hers closets, your choice.
— Side Note: Discrimination is a big thing in real estate, even if some agents disagree with the state and federal Fair Housing laws, and I hear that a lot, mostly from agents in states other than California. Morons. Those types of agents don’t deserve to practice real estate. I hope they get their licenses yanked and they can go back to working at the car wash or selling guns or whatever they did before jumping into real estate. It’s bad enough that we have to make a federal law not to discriminate and it’s even worse when agents, of all people, ignore it. —
This Park Place Natomas condo came on the market toward the end of June, and we had 13 showings over 24 hours resulting in multiple offers. It was a tough choice to choose an offer. The seller opted for the offer that presented the least amount of possible hiccups. Even then, there was a question about the occupancy ratios from the HOA because the proportionate share of rental units exceeded the number that particular lender would allow.

For this size of condo, only 1,114 square feet, we sold at the highest price ever on Club Center Drive.
