Amazing Home in a Gated Community in Arden Manor Sacramento
Are you a first-time home buyer hoping to find an amazing home in a gated community in Arden Manor at an affordable price? Look no further. Homes in the Villaggio gated complex do not come up for sale very often. All around this neighborhood, you see so much new construction. Developers are building $750K to $900K homes in Arden Manor. And then over on the left-side of the house is a bricked yard with space for two more cars. Yes, you can park a minimum of four cars at this home. More, when we figure out how to stack them on top of each other.
You can’t see the home in this photo because this is shot from the street (Jonas). The home is located all the way at the end on the right, nestled in the evergreens. It’s a very private location. Not only that, but it’s one of the largest lots in the subdivision. The last two homes on the right are set back from the street with a much larger area of street in front. Nobody has verified this, but the seller thinks the property line for each of the houses runs to the middle of the street. If that is true, that definitely makes her particular lot much bigger than the others at .0933, according to the Sacramento County Tax Assessor. That could be wrong, though. Although most of the other lots are .06.

The Odyssey of New Sacramento Listings and MetroList
The last time I wrote a post about new Sacramento listings I’m working on, I received an email from our MetroList. Well, that isn’t really true. I received the email about 3 months later, not right after I wrote it. I’m not sure if they didn’t notice the date on the blog or which jealous agent flung it in their attention, but gosh darn it, they wanted to make sure I wasn’t doing anything hokey. Like that would ever be an issue with this Sacramento Realtor. I dot my I’s and I cross my T’s. Those who work with me know I am the Paperwork Queen of Sacramento real estate. Comes from my 1970’s escrow officer background. I glanced at my backlog and there were 15 hits on that old blog, all within the course of a few hours. I shake my head.
MetroList also wanted to mention that its staff had thoroughly examined my website and discovered it was literally crawling with listings. Why, I had a whole bunch of listings on my website that were, OMG, not my listings. What the? At first I didn’t know what they were talking about; the clerk was so extremely adamant I had purposely done something wrong. You can’t do that, she insisted. No? What did I do? She transferred me to a supervisor who also confirmed I can’t do what I’m doing.
Well, it is a product MetroList sold to me, and I pay MetroList every month for it.
You’re OK, she said, and abruptly hung up. See, this is why agents complain about MetroList. Accuse first, ask questions later.
I spent a good part of yesterday working on new Sacramento listings. This is what taking a 4th of July vacation in Hawaii does. Gives me an opportunity to set appointments after the heat wave eased some. Line up my new listings. Because I’ve sold everything now except for one listing, which is a little bit of a challenge due to certain circumstances. Yet, I imagine that will sell shortly as well. Can’t recall the last time a listing did not sell. When it does, then, I’ll have zero listings active. Bring it on.
It’s time to contribute to the new Sacramento listing inventory. We are in dire straights of needing more homes for sale (I’ve never liked that band). New Gardenland Listing Looks Straight Outta Pottery Barn
When I first visited this Gardenland listing in Sacramento, I kinda gave the seller a hard time about his home stager cousin. I asked him for the name of his company, asked whether the guy had ever been paid for home staging, drilled him about business cards, really questioned him thoroughly because I wasn’t certain his cousin would do an adequate job. I’m always a bit wary when sellers tell me they have family members who do real estate-related jobs because there are so many wannabes out there.
I had to eat my words. It’s a good thing I didn’t place any bets or I would be chewing on my shoes right now or forking over a hundred bucks. The home stager cousin is wiz-bang miracle worker. It’s not often that I am wrong, but I freely admit when I am. The guy is a genius. The home also looks oh-so-much better without the pool table in the living room, as evidenced by the photos below.
This is a Gardenland listing that was already beautiful to start with. It has granite counters in the kitchen, newer appliances, ceramic floors and engineered wood flooring in the main entertainment areas. The staging just made the place pop with excitement. Also, much of the furniture will be sold personally, outside of escrow, by the seller, if the buyer wants any of it. He’s very reasonable with pricing.
You’ll find 3 bedrooms and 2 full baths, in addition to a formal living room, separate dining area, and a family room, which is vaulted. Also an indoor laundry room with cabinets, that comes with a washer and dryer, if you remember to ask for it in the purchase contract.
Another feature that makes this Gardenland listing unique is its huge yard. According to the Sacramento County Assessor, and this has not been confirmed by me, the lot size is .34. That’s more than one-third of an acre. Gigantic! Huge! Imagine lounging on the deck this summer under a covered umbrella, or leaning over the railing to throw your dog a stick to chase.
