How your Realtor’s reputation will affect your success is not something most agents talk about. When you set out to purchase or sell a Sacramento home, you want a REALTOR who is knowledgeable, who will pay attention to your wants and needs, and who will work hard for you. You might not give much thought to your REALTOR’s® reputation among agents and others who serve the real estate industry. 

The truth is, your REALTOR’s® reputation will play a big part in the success of your real estate transaction, from start to finish. 

If you’re a buyer, your REALTOR’s® good reputation will get you easier access to the homes you want to tour. When you’ve found the house you want and write an offer, it will give your offer higher consideration in the event of multiple offers. 

Why? Because the listing agent will know that the offer has been written correctly, and that your agent will do his or her part to see it to a successful closing. He or she will trust that time-sensitive activities will be carried out on schedule and that you will be kept fully in the know going toward closing. 

If your agent’s reputation is poor, your offer will be considered last, because the listing agent will alert the seller to the possibility of problems. Quite often, their buyers have not been properly vetted or their transactions fall apart when some extra effort would have held them together. 

If you’re a seller, your REALTOR’s® reputation will affect how often your home is shown.  If your listing agent has a poor reputation, buyers’ agents will place your home at the bottom of the list, in hopes that their clients will choose another home before seeing yours. 

Why? Because some agents are sloppy about paperwork. They’re lazy in getting all the documents that potential buyers need to see. That would include property condition reports, Homeowner Association Regulations, etc. They also often fail to hold up their end of the work as the transaction proceeds. 

When your REALTOR’s® reputation is good, buyers’ agents are eager to show his or her listings, because they know the information that should be there will be presented in a timely fashion. They know that if there’s a problem or if there is re-negotiating to do after an inspection, your agent will present a calm demeanor and work with them to help you and the buyer come to agreement. 

In the days or weeks between agreement and closing, many others will be involved with bringing your transaction to closing. Your REALTOR’s® reputation will determine the extent to which they’ll go out of their way to be helpful. 

An agent who always returns calls and is friendly, punctual, and willing to work to solve problems will gain far more cooperation than one who is known for the opposite. 

We all enjoy working with people who are knowledgeable, professional, and pleasant to be around. On the other hand, we tend to avoid those who are rude, lazy, demanding, and generally unpleasant.
