The graph above shows more than 7 months of condos for sale, a high amount of inventory. This is the popular location in Midtown’s happening ZIP Code of 95811. Currently, eight units are for sale and there is approximately only one sale per month, based on Trendvision reports / Metrolist.
Location, location, location, you can walk to restaurants and to the Kings’ Arena. This is a fabulous area to buy real estate. So, when you ask if the Midtown condo market is ripe for picking, what do you think? Now, it is a bit pricey to live in Midtown Sacramento as the sold condos are $438,000, on average.
Are there other areas with a high numbers of condos for sale in Sacramento? Yes, in 95825. However, fewer than two months of inventory are available in this ZIP Code. Currently there are 32 condos for sale but over half sell each month. They are selling like hotcakes and at a very affordable average list price of $282,000 vs the Midtown condo market average list price is $644,000!
In which ZIP Code are surplus condos for sale in Sacramento? In 95811, hands down, an abundance of condos exist in the market. With abundance, demand decreases leaving opportunities to negotiate. For instance, in Midtown, only one condo sells each month. For the last four months only one sale closed each month. Six owners today wait eagerly to sell their condo. Do you think these sellers are getting motivated? Take a look, if a condo takes 210 days to sell in 95811, there is a window open to negotiate a good price.

New Listing Woodside Oaks Alicante Villas One Bedroom Condo
What can I say about the Woodside Oaks complex or an Alicante Villas one bedroom condo that I haven’t said before? I’ve sold a few other condos in this complex, which is probably why sellers keep calling me to sell their condos. I really like the Woodside Oaks condos. They are set up as two fourplex units connected by a bridge and set of stairs. This particular cluster is second to last at the very end of the complex, next to Sierra. But not right on Sierra.
In fact, this Alicante Villas one bedroom condo is on the inside of the cluster, in the second building and toward the back. So it’s pretty quiet. The unit is also a one-story, which many buyers find extremely desirable. In addition, it is a first-floor unit, which only adds to the desirability.
If you need more reasons to buy an Alicante Villas one bedroom condo, how about the fact the seller just installed brand new bamboo flooring throughout. The new bamboo these days is so strong, interwoven and glued. You can whack it with a hammer and it’s difficult to dent. Plus, I’ve heard it rumored (in Hawaii mostly) that termites do not like the glue in the bamboo. Is it true? Dunno.

What You Don’t Know About Riverfront Plaza Condos
If you want to know about Riverfront Plaza condos, you should ask an agent who sells a lot of homes in Sacramento, not just the condos at 200 P Street. The reason is not every agent employs the same principles and techniques when it comes to listing and selling homes. You can take this Sacramento Realtor, for example, who has her own way of doing things that has been wildly successful. It’s hard to copy what I do because every sale is different. The strategies I use are custom for each seller because each seller is unique.
I happen to know a lot about Riverfront Plaza condos, as I sell a few in that complex from time to time. Soon as I put this particular unit on the market, I received a ton of phone calls from agents wanting to show. My belief is any home should be on the market long enough to expose its salability to potential buyers. For example, when I see a sold home with zero days on market, it makes me wonder whether the listing agent had a buyer in his back pocket and just crammed the two together, practicing dual agency, without any regard to bringing the seller the highest price possible.
How could a unit sell for the highest price possible if it wasn’t on the market for a long enough period of time to allow other buyers to submit a purchase offer? Zero days on market is not enough time for some internet website services to receive information about the condo for sale. It certainly is not enough time to download into Zillow or Trulia or Realtor.com. Some buyers will never get a chance to find about Riverfront Plaza Condos if they can’t even find the condo for sale before it goes into pending status. That’s doing a grave disservice to the seller, far as I’m concerned.
My last Riverfront Plaza condo closed on the last day in May. It had been on the market for 6 days, which was excellent exposure in our tremendously hot seller’s market. You never really have to worry about price. If it’s priced too low, buyers will bid up that price. If it’s priced too high, nobody will bid at all, and it will sit on the market for 100 days, or more. The bottom line is condos sell for market value, for the price the market is willing to bear, providing it has exposure.
My sellers placed a very attractive price on their unit. It had quite a few updates and improvements but still retained the older carpeting in the family room, and the bedrooms were not really updated. We poured over the comparable sales, examined the square foot costs for remodeled units that were similar, and decided to place a very attractive price of $359,000 for the two bedroom, two bath condo. Also, for some reason, the public records show the wrong square footage for many of the 1,448 square foot condos. But they are 1,448 square feet because I know about Riverfront Plaza condos.
