Just because you called me by mistake doesn’t mean we will work together, but then again, we might work together. Sure, every so often, we, as real estate agents, have the distinct non-pleasure of engaging in a phone conversation with a person of dubious nature. But, for the most part, that sort of thing is rare. My niece is convinced that she can’t go into real estate because it would mean having to work with people she can’t stand. She steadfastly refuses to compromise her ethics in that manner. For the life of me, I don’t know where she gets that sentiment. I don’t mean that in a joking manner. I can’t seem to get her to understand the profession is filled with wonderful people. It’s a sheer delight to work with my clients in Sacramento.

Sure, every so often we as real estate agents have the distinct non-pleasure of engaging in a phone conversation with a person of dubious nature. For the most part, that sort of thing is rare. Just because you called me by mistake doesn’t mean we will work together, but then again we might work together.

It’s even rarer to be in a transaction or otherwise working with an obnoxious or rude or, worse, crazy person. OK, it happens from time to time, but not often enough to paint everybody in our path with such a broad brush. And when it does, well, it makes for great humor, is the way I look at it.

As a long-time Mortgage lender in Sacramento, I have used this relatively unknown loan program to help my clients purchase new homes for their parents while avoiding the more stringent rules and higher rates that come with buying an investment property.

It is not uncommon that I get that call from a concerned client, trying to figure out how to help their parents move closer to them, so they can spend more time with the grandkids, or worse case they need emergency help. The challenge of long-distance caregiving can be a significant drain on the family, and this program may be the answer.

Unfortunately, purchasing a second home or investment property often means you need to put up a much larger down payment than you would for a primary residence; the interest rate might be higher. The benefit of this Family Opportunity Mortgage is that even if you currently own a primary residence, the new loan is subject to the same guidelines, and rates as an owner-occupied home! If your parents don’t have sufficient income or cannot work and wouldn’t qualify for a mortgage on their own, this could be the program you could use to help them.

This unique mortgage offers several benefits over traditional second home mortgages. First, no occupancy requirements – For second homes, typical rules require the borrower to occupy the home for some part of the year. There is no such requirement for this type of mortgage however, the parents must live in the property as their primary residence.

Secondly, there are no distance requirements – Some underwriters may require that a second home not be located near your primary residence. This rule has softened, but the underwriter would ask for a strong case of why this home should be considered a 2nd home under standard underwriting guidelines. But thankfully, with this program, there are no distance requirements! The home could be located right next to yours or in a different town; it’s still priced and underwritten as a primary residence, allowing you to secure a home for your parents at a lower cost.

Reasons to Call that Sacramento Listing Agent Before Typing a Contract

Reasons to call that Sacramento listing agent before typing a contract are important. Ever since I got the iPhone, and rarely turn it off because I need to charge it every night, I don’t always remember to turn off the mute in the morning. I don’t notice it because I wear a Bluetooth, so when agents call me, I immediately answer the call by pressing my Bluetooth device. I might never notice that my phone doesn’t ring out loud, especially since I’m focused on the conversation.                                                                                                             
I’m generally in front of my computer or have my iPad with me. So, answering emails doesn’t have to be done on a tiny screen on my phone. I can whip off emails at a whim on a big screen. All of this means I am not looking at my phone during the day, so text messages often sneak in unnoticed. Some agents don’t want to be bothered calling anybody, so they will always text message. When I call them to follow up, because it’s easy to press CALL and talk; they act surprised, like why am I calling them?                                                                               
Personally, I don’t care how they contact me just as long as they contact me. They can mess up my name six ways from Sunday, and it’s OK. What is disturbing is when agents have zero contact, none at all; and then whammo, an offer shows up in my email box without warning.
