How to handle difficult real estate agents and an occasional winey one. You know, I think pragmatism gets a bad rap in the real estate business but it’s actually a very useful way of dealing with conflict. We all run into the people who make mountains out of molehills, and real estate agents in Sacramento are no exception. It’s almost like you touch gingerly tap some of them and you have to jump back before they combust and light you on fire. But that’s true in any walk of life and not just real estate in Sacramento.
Sometimes it’s just being honest with agents no matter how much they complain. For example, recently I had an agent that wanted to present two different offers for the same buyer. The offers were the same price it was that one was cash and the other was a loan. Her client didn’t want to lose out if we had other cash offers, which we did, and many offers were way over list price. There are 15 offers in total.
It was a fixer-upper in a great area, a very rare desirable property. One of my Probate/Trust lawyers referred me to these clients. This buyer’s agent could not grasp why that was not necessary to write several offers for the same buyer. Then she wanted me to tell her which offer was more likely to succeed cash or a loan? I of course said I can not tell you anything, you just need to write and submit your highest and best offer.
After trying several times I finally just said NO, you can not submit two different offers for the same buyer. Finally, out of patience a firm “no” was the response. She started to whine at which point I said the sellers have an attorney that is going to review the offers. This attorney has no interest in working with difficult agents or difficult buyers they want a smooth escrow. At last, the agent reluctantly said OK. Sometimes there is nowhere to go and you have to shut down a conversation.

Not Every Blog is About Sunshine and Lollipops. I had something completely different in mind to write about this morning but I just could not bring myself to do it. Maybe I’ll write about it tomorrow. It was just too uplifting and warm, and sometimes that’s what we need to take our minds off of other things, like tragedy, but sometimes it’s just not the place, especially if I’m not “feeling” it from the heart because something else has occupied that spot.
Such is the case today. Hey, nobody ever said that every single blog needs to be about sunshine and lollipops and Sacramento real estate. Sometimes we have to talk about the stuff that weighs the heaviest to lighten the load. A Contingent Offer is Only as Good as the Home Listed
A contingent offer is only as good as the home listed. Contingent offers are on the rise and happening quite a bit in Elk Grove real estate as well as Sacramento real estate. A potential home buyer is working with one of my team members to buy a home in Elk Grove, but she keeps coming back to a listing we have and asking about buying it with a contingent offer. Her close relative has her home listed, and this buyer continually expresses displeasure with the way things are going. The problem is we cannot interfere in the sale of her home, and we certainly would not ask her to list with us. It has to happen the other way around, and she has got to ask us to list her home.
It’s sorta like being between a rock and a hard place. Because when I look at her listing, it is apparent to me that she is about $50,000 over market value. That’s significant. A contingent offer is only as good as the home listed. She likely will not get her price in this market at this time. So, do I tell her that? Do I take the risk that I could be interfering in her transaction even if she asks me? Do I take the risk that her relative will chase me down in the parking lot with an ice pick?

Finding Halloween spirit when searching for Sacramento Real Estate
People with kids tend to celebrate Halloween more than people without kids, I suspect. And even if you don’t have kids of your own, you still have nieces and nephews and maybe even your next-door neighbor kids or kids at places where you volunteer to spend time with on Halloween.
When we reach a certain age, most of us don’t necessarily attend Halloween parties, but that doesn’t mean we have to end up hungover and sleeping in the bathtub. There are other options for a party.
This family in the photo above are clients who are looking to buy a home in Sacramento. We sold their home about 18 months ago, and they decided to rent to have more time to find the right property. Searching for Sacramento real estate takes a lot of time and energy, but this family also takes time out to enjoy each other and their precious little boy. I hope they ate too much candy.

Sacramento Real Estate and the Election
Sacramento real estate and the election are always are high on the list in people’s minds during the fall of an election year. Some people say they will hold out on making a buying or selling decision as they feel the market prices could fall dramatically, depending on who is chosen as the President.
There will always be a high demand for a place to live in the USA. In the greater Sacramento Valley of California, our current real estate environment has not had enough home inventory for years. New homes are the only way to add inventory, and they are slowed down due to covid.
Fires and Buyers
Manufacturing is down, and fires have destroyed a lumber mill in Oregon. Where do all the homeowners go who lost homes in the Bay area fires? Well, with Covid, many can now work from home, so they need no longer live in the bay. They can take the insurance money and buy in our northern California 6 county area of Sacramento, San Joaquin, Yolo, Placer, El Dorado, and Nevada counties.
Building Homes & Interest Rates
It is currently challenging to obtain building materials. Contractors are reporting a concrete shortage. Wood is behind on many orders. Experienced construction workers are high in demand and hard to find. The interest rates are at historically record lows. What does all this mean? This Realtor predicts an ongoing high demand for Realestate in the median and entry-level price points. Entry-level and median level home sales to $799k are flying off the shelves. Jumbo loans are now available but not as EZ to qualify, so talk with your lender. Our preferred lender Dan Tharp with Guild mortgage as many videos on loans and price points. White Elephant Trophy Homes
The upper-end price points depending on the high demand areas and amenities are also selling. Those “White Elephant Trophy Homes” are not flying off the shelves in record-breaking numbers, but that’s another blog; stay tuned for it in the next few weeks. A seller’s market does not apply to every home; keep that in mind.
People still need a place to call home regardless of who sits in the Whitehouse.
