The Myth Behind Those Back-on-Market Homes in Sacramento

The myth behind those back-on-market homes in Sacramento gives a snapshot in time back to the short sale days. This made me think, what is similar compared to today’s market? I recently sold a home with 15 offers. We had multiple cancellations. I think when a listing is hot, and buyers make over-list price offers later, they start to worry, did I pay too much? Also, once a home inspection comes in, the home’s condition and repair costs are often higher than ordinarily thought. The third time was the charm, the escrow closed, and everyone was happy. Cancellations can happen for various reasons both in the good old short sale days, and today’s current hot seller’s market. Both markets, though worlds apart, share some common ground in cancellations. ~~JaCi Wallace  

Short Sale Blog 2014: This spring real estate market in Sacramento is off to a rocky start, at least in my little camp in the universe. It seems that every time I take a home off the market and place it into pending status, there is some kind of issue with the buyer that should have been resolved prior to writing an offer. What I call an “Oops” status. Except it’s like a 30-foot-deep snow blizzard, so I just say Oops to be funny, otherwise, I’d be tearing out my hair.

Over the last dozen years, even through the real estate crisis, a listing agent could be relatively assured that when she changed that status on a home in Sacramento from active to pending, that it would at least make its way into escrow. Because, after all, she had an accepted purchase contract. That doesn’t seem to be the case at the moment. Read more in my personal blog about.

What to say to an agent if you are not ready to buy a Sacramento home. It’s pretty easy to call a Sacramento real estate agent and ask about homes for sale. Zillow publishes our phone numbers under an alias phone number, and I register that alias in order to report telemarketers, along with the alias at the Do Not Call List. But buyers and sellers and prospective clients are certainly welcome to call this Sacramento real estate agent.

We receive a ton of phone calls from a variety of websites throughout my workdays. Not all of those callers are actual home buyers or home sellers, though. Some callers are kids in high school and simply curious about the cost of a loaf of bread, which they would never purchase nor toast, on top of which, this is not Safeway, but what the hey, this crap comes with the territory.

One guy left a text message way after bedtime around midnight. He followed it up with an angry email at 6 AM wondering why he had not received a response. I wondered if he had ever made it to bed or if he was still drunk and whether his parents know where he is.

Not Every Blog is About Sunshine and Lollipops. I had something completely different in mind to write about this morning but I just could not bring myself to do it. Maybe I’ll write about it tomorrow. It was just too uplifting and warm, and sometimes that’s what we need to take our minds off of other things, like tragedy, but sometimes it’s just not the place, especially if I’m not “feeling” it from the heart because something else has occupied that spot.

Such is the case today. Hey, nobody ever said that every single blog needs to be about sunshine and lollipops and Sacramento real estate. Sometimes we have to talk about the stuff that weighs the heaviest to lighten the load. A Contingent Offer is Only as Good as the Home Listed

A contingent offer is only as good as the home listed. Contingent offers are on the rise and happening quite a bit in Elk Grove real estate as well as Sacramento real estate. A potential home buyer is working with one of my team members to buy a home in Elk Grove, but she keeps coming back to a listing we have and asking about buying it with a contingent offer. Her close relative has her home listed, and this buyer continually expresses displeasure with the way things are going. The problem is we cannot interfere in the sale of her home, and we certainly would not ask her to list with us. It has to happen the other way around, and she has got to ask us to list her home.

It’s sorta like being between a rock and a hard place. Because when I look at her listing, it is apparent to me that she is about $50,000 over market value. That’s significant. A contingent offer is only as good as the home listed. She likely will not get her price in this market at this time. So, do I tell her that? Do I take the risk that I could be interfering in her transaction even if she asks me? Do I take the risk that her relative will chase me down in the parking lot with an ice pick?

The 2021 Fire Season

The 2021 fire season is a timely topic for our weekly blog post, written by our very own Josh Amolsch. Enjoy! — JaCi.

Growing up, I remember four distinct seasons in California: spring, summer, fall and winter. It doesn’t really seem like that any longer. The seasons now just kind of run together, so it is either cold or bloody hot. The Sacramento mega-region housing market seems to be taking cues from the global warming conversation, too. The 2021 fire season is likely going to be just a continuation of the 2020 fire season, 2019 fire season, and so on.

The conversation piece many a Realtor adopted last year was that lumber prices and Sacramento area home prices spiked due to many homes burning down in the Bay Area. These fires continue to send the Capitol City even more buyers than we were absorbing before. I think a lumber mill or two went up in smoke in Oregon, too, but that could have been caused by the rioters.

Whatever your thoughts may be on the subject, I think we all expect another barn burner of a year for the Golden State’s 2021 fire season. So, when more people lose their homes and maybe another lumber mill or nail factor gets charred, maybe it won’t be all about the interest rates that are driving up prices. People gotta live somewhere, and the home buying frenzy shouldn’t soften at all this year. Buyers and sellers would be wise to get an experienced, seasoned real estate team to guide them through the process.
