Selling Real Estate And Law School

Selling real estate and law school has come up in my life on a few occasions. While managing the Sacramento and Placer county regions for a previous real estate company, I almost applied to Lincoln Law School. Our risk management attorney, Eric Larsen, rest his soul, had encouraged me to apply. He wrote a letter of recommendation giving me a five-star review to suggest I be grandfathered into the program. Eric was my mentor. He taught me everything I know about real estate law, disclosure, due process and lawsuits, etc. I was so fortunate to work alongside him for almost 10 years.

With my previous law enforcement, this seemed like a natural path, selling real estate and law school both seemed doable at the time. After much long and careful thought, I decided that I would not return to night school. I moved on and left management to sell real estate at RE/MAX Gold. I now use my knowledge to help our clients and our team to excel in what we do best, sell real estate.

Of course, the beauty of this story is my niece, Candace Guthmiller, who worked part-time as my social media manager, just graduated from UC Davis Law School. The photo was a picture from the weekend at her graduation party. Left to right, yours truly in the red coat, Candace’s dad, John, my sister Lisa, Candace’s brother John Daniel, aka Bubby, directly in front of Bubby is my niece, Candace. To the right of her is Wendy, who is married to my cousin Michele, to the far right in the picture.

Candace has been in college for many years. Now, she enters the workforce with full-time employment. She has been pre-hired by a large tax law firm in Roseville. The grueling study to take the Bar now begins for the next few months. With only a 30% pass rate, the Bar is not an easy exam. Candace’s mom has been a tremendous help to her. No matter what the obstacles Lisa, my sis, worked tirelessly to ensure her daughter had an excellent education. The photo below of Candace and her mom, my Sis.

Candace did have a bit of taste of what my job is about, by watching me sell real estate. She was eager to learn more about what I do as a Sacramento top producer. Working for our team, she was able to use her creativity in marketing online. Candace is also quite a talented artist. I hope someday She will go into real estate law or probate. Both would be amazing fields of practice helping people. Not that tax law is not essential, of course. Fly high and long Candace, as you now put your mark on the world.

Sacramento Realtor Multi-Tasking At Extreme Levels

Being a Sacramento Realtor multi-tasking at extreme levels is the typical environment for a successful real estate career. Yesterday, I was made aware that this skill set is something you either possess or you don’t. Realtors are often on the phone, (I have two phones) texting, emailing and putting the phone on mute, while answering questions from an assistant. We are also checking email and voice mail while organizing. I have a 40-inch monitor screen, so I have multiple windows open at the same time on my computer.

As a Sacramento Realtor multi-tasking yesterday, I saw something that brought multitasking to an all-new normal. I was working on the blog in my home office when I heard the dogs barking. I have 7 dogs by the way. It was the dog groomer making a house call for the first time, a new service we found online. The young woman shows up, thin as a rail with a baby, she is in her early twenties at best. Her name is April. She is holding a baby boy about 6 months old in a diaper with a blanket, her tools held in her other hand.

She sets the baby down on the blanket and it is starting to softly rain. My sister, Cathi, takes over getting the dogs out one at a time for our groomer. I go back to work from my command center to finish working on yesterday’s blog. In about 20 minutes my sister comes running back in. She says Toya, my smallest Schipperke dog, is going nuts and the groomer is breastfeeding. It sounded like helter skelter. I immediately go outside. April has the situation well in hand with the dog who has now submitted. She had tucked the dog over her knee and her arm and elbow are holding the dog in place. April doesn’t seem stressed at all.

April finishes up out front with 5 of the dogs. She then is breastfeeding her baby. We now have to move to the backyard to trim toenails for my two 90-pound adult German Shepherd Dogs, GSDs, Godzilla and Tangiers. My sister Cathi then holds the baby and I fetch the GSDs. First up is Tangiers. April gets behind her and starts using the electric grinder. Tangiers is moving about but that doesn’t stop April. Snip snip, grind grind, She is finished. Godzilla comes out next and he is not happy about toenail day but April sits down puts him on her lap. I hold the choker chain and leash. He soon realizes that April is not the least bit impressed with antics and grinds away on his toenails.

April then goes to hold her baby as she tells us she also nannies for three kids on her second job. She said it was hard for her to get a nanny job. Employers often wondered how she could take care of her baby and three other kids. April told us it was no problem for her to care for so many children at once. Someone finally gave her a chance, and she appeared quite happy about that. She said you have to have structure and a plan for a busy schedule with a full day, every day of multitasking. I thought this sounds like real estate, lol.

We could tell April was a very self-sufficient, determined and capable young woman. How Do Realtors Educate Buyers To Write Winning Offers?

How do Realtors educate buyers to write winning offers? They tell them everything about the process. Talking about how to prepare a potentially perfect offer to conform to the market is critical. We are navigating through a seller’s market in Sacramento Real Estate, right now. Inventory is at all time low.

Buyers are making offers above list price even to be considered to compete, and they face stiff competition and multiple offers. Put on your armor and make your highest and best offer as you may not have another opportunity. All sellers do not send out multiple counters; they can decide to choose the best offer and game over.

A buyer needs to know that offering the list price may not even encourage a seller to counter when a seller has several great offers in hand. There were five offers on our new listing in Sacramento. One offer, in particular, was contingent on a seller that had not put their home on the market before attempting to buy this one. With four non-contingent offers, this offer did not receive a seller multiple counter offer. Also, the deposit offered was below one percent.

Many deposits were above three percent. Buyers, always put a substantial deposit on a property as it lets the seller know you are investing in purchasing the home from day one. Also, reduce your days for inspection, loan and appraisal contingencies. Pay for some of the escrow costs such as; Title and Escrow, Transfer Tax, a home warranty.

How do Realtors educate buyers to make firm offers? It is all about explaining the entire process and potential cause and effect within writing an offer. Buyers talk to your Realtor about the removal of the appraisal contingency. Offer to pay the difference if any, between the purchase price and the list price. Or remove appraisal contingency altogether, if you can afford this option.

Buyers, your Realtor should talk to your lender extensively about your loan process. You need to pre-approved on your loan. Be sure to submit all necessary documentation to the lender. Always provide all required information to the lender, well in advance of writing offers. Once fully approved for a loan, only a preliminary title report and a satisfactory appraisal are required to close escrow. An all-cash offer may outperform your offer. Be prepared to offer above list price to compete.

A Multiple Offer Recipe For a New Listing

A multiple offer recipe for a new listing is much like following along in a cookbook. You need a few ingredients or the recipe will turn out half-baked. Plan out your new recipe thoughtfully and with intention.

First, you need a desirable location. Second, the property has to have key features such as a spectacular lot. Add onto that, 4 bedrooms and a single story. How about throw in a brand new high-end kitchen? New Plush Carpet, upgraded pad, and wood floors are just the cherries on top. How about a culdesac? Cool off in your own Tahoe blue, built-in pool. So the above are all the features on my new Sacramento real estate listing located at 9901 Silverod Place, Sacramento, Ca. 95829.

We placed a coming soon sign and advertised the property online, in addition to running ads. Our professional photographer spent a Sunday afternoon on photos, overhead drone, and matter port 3D video. In reviewing the pricing strategy, a few listings sold in the more immediate area. One sold just a few doors down and the other was the next street over. These were the two key listing comparables. Plus one was the very same basic model. Promoting the open house on Mother’s Day certainly paid off.

We received the first offer Saturday night after going on the market late Friday. We presented it on Sunday after my open house, held on Mother’s Day. There were 40 people through the open house and buyers were bumping into each other. The buyers knew by the high number of visitors that there were multiple offers brewing. Then, like any well-orchestrated plan, several more offers on Monday. Home sellers should not price property over aggressively or too low. They followed the multiple offer recipe because it turns out perfectly every time.

Why Managing Real Estate on Fridays Feels Like Black Friday

When managing real estate on Fridays, well, it feels like Black Friday. Every issue that came up during the week seems to roll to a Friday. Probably because it is the last day of the work week for most people. It reminds me a bit of Black Fridays.

So much hustle bustle from the lenders, the title companies, the agents and clients. Photographers, pest companies, home inspectors and transaction coordinators all trying to get all their ducks in a row — with a bit of nudging from us, of course. They are all running around like chickens with their heads cut off.

When managing real estate on Fridays, our team is often left trying to clean up others’ loose ends. The lack of communication, mistakes or tasks they left half-baked are often mind boggling. We are the final stop so no matter what happens in our transactions, where our clients are concerned. We are the party held responsible. Managing real estate on Fridays means we juggle a lot of balls in the air with many moving parts, but we know how to excel in a Black Friday environment.
