“The question is how do Sacramento buyers put a dollar value on an outdoor kitchen? Much depends on the quality of the materials and type of improvements. So, whether the yard has water features such as a pool, fountain, spa, or all three, and whether the yard is professionally landscaped.
“All exterior surfaces and items should stand up to moisture and weather conditions applicable to your location. Not all superior products command higher prices. So, it pays to inspect the outdoor kitchen and perform due diligence before buying.

Beautiful Wedding And The Groom Is A Top Producer Realtor
Our Team attended our beloved Josh Amolsch’s picture-perfect beautiful wedding and the groom is a top producer Realtor. His gorgeous bride Victoria, was stunning. The backdrop, Lake Tahoe. Fabulous food, laughter plus champagne, and of course delicious cake pops were over the top delicious. When the pictures come in I will do a blog that will be sure to please.
What I can say is we all loved seeing Elizabeth. She looked fantastic, relaxed and fit. Her husband’s quick wit kept us laughing. They are a great couple and very enjoyable company. A great couple.
Barbara Dow and I drove together and we had a great time on the road. She is an awesome Realtor and so much fun, we laughed and laughed.
This is a sneak peek as the photos will be amazing. The scenery and decorations were so creative and showed how a wedding created with love could be so remarkable. Victoria was the wedding planner, decorator and the bride. What a talented woman she is. Josh is a lucky man and he knows it.
This beautiful wedding with a top producer Sacramento Realtor as the groom was a sight to behold. I can’t wait to share the photos once they come in as this teaser blog can’t possibly do it justice.

A Sacramento Dog wins Blue Ribbon in Oklahoma.
A Sacramento dog wins a blue ribbon in Oklahoma, at a dog show. Yes, this Sacramento Realtor’s dog won the dog show, 2 days in a row. He is almost a Champion. His name is Blackjack but I call him Jacks. Just one more major point win next month when he travels to Texas and he is finished. To be crowned as a “Champion Dog” he has to have two major wins plus several 1 points shows. This has been so good for him but has been sorely missed by all my family.
His Aunt Theresa is a Schipperke dog breeder and she lives in Oklahoma. She owns a Champion Schipperke dog that is ranked # 5 in the US, named Cowboy. Jax is doing great visiting with her this year. Who would have thought a Sacramento Dog could win an Oklahoma Dog show? He has been traveling to several states and he has been having a ball. He goes with several dogs to these shows. What a life as gets groomed, stays in nice hotels and takes long naps. Imagine ea that he gets lots of treats. She says he thinks he is a star as he prances all around proudly.
If Jax wins in Dallas he comes home in a few weeks. Of course, he can’t fly if it is too hot. His ribbons are in the photo above.

Terrific Tuesday In Sacramento Real Estate
Terrific Tuesday in Sacramento real estate can mean many things to many people. We closed an escrow on Boathouse in Natomas. Today on terrific Tuesday, the funds wire into our seller’s account. Also, the buyer’s agent and I both get paid today. So far, so good, lots of positive things are happening. Also, today sent out a multiple counter offer for another listing in Natomas. It is due back by the end of the day today. This seller is going to be very excited to get into a purchase contract. It is turning out to be a terrific Tuesday, but wait there is more.
Today, our team signed a new listing in Rancho Cordova. It is completely remodeled, to the studs. Both the seller and her husband met with me today for the final turning over of keys. The housekeepers are scheduled for Thursday. The contractor is finishing up a short punch list. Professional photography is next and we will do some virtual staging. They could not have been more grateful. Such friendly people make you love your job even more if that’s possible. They are both retired, a Pharmacist and a Physician, both originally from Vietnam selling a long term rental.
Also, I met with a new client today that found me on Zillow. The property is in Sacramento County. This bright young woman doing her research on Realtors and contractors. She was considering doing quite a bit of upgrade work on a recently vacated rental property, she owns. We discussed a change of plans which will save her quite a bit of money. The area does not support these types of high-end improvements. This was certainly a terrific Tuesday for her as saving money is always well received.
When deciding on improvements to increase the resale price of your property, always consult with your Realtor. Over-improving a property does not conform to every neighborhood.

Sneak Peek of This Rancho Cordova Home Rehab In Progress
Sneak peek of this Rancho Cordova home rehab in progress was surprising. The owner told me she had updated the entire house both interior and exterior except for the slab, the electrical and the plumbing inside the walls. This photo above shows the kitchen with upgraded shaker cream colored cabinets. A glass tile backsplash, with upgraded counter slabs and black appliances.
This feels like a modern but functional kitchen. A popular five burner gas stove to cook with, dishwasher and microwave, completes the appliance package. Do not miss the double stainless sinks under the kitchen window which looks onto the large backyard.
The windows are all new white vinyl dual panes throughout for increased energy efficiency. Luxury vinyl floors complete this space. The Kitchen opens to the family room with a stone covered fireplace. The floorplan offers so much flexibility depending on lifestyle. A large formal dining area with formal living room and double entry front doors speak to a quality lifestyle. I saved the best for last; there is what appears to be a new Goodman HVAC system, as well as a Rheem water heater.
There are four large bedrooms upstairs with two full baths. Additionally, a one-half bath located downstairs for guests is easily accessible from the kitchen and living areas. The large indoor laundry room with outside door access will be appreciated on cold days, as no trips required to the garage to change out laundry. We can’t forget to mention the garage is extra deep and immaculate. A Rancho Cordova rehab project with so many upgrades was a pleasure to tour.
The workers were completing the stucco install on the exterior while I was there. A new roof was put through its paces this week, with this latest May rainstorm and no visible leaks. To say this home is move in ready is an understatement. It appears the homeowner did update much of the entire house, even some of the stucco exterior. She said she has the receipts. Why would a property owner with a Rancho Cordova home rehab so extensively? Good question.
She told me it had been a marijuana-grow house and that her previous tenants were arrested for marijuana cultivation. She said she filed an insurance claim for much of the damage. Also, she confirmed to me over the phone that she had completed a mold test. It is always recommended for a tenant or a buyer to verify work and inspections independently.
I met her contractor at the property today. He invited me to take a sneak peek of this Rancho Cordova rehab project. The seller approved for me to take pictures as well. The contractor provided me his business card. He said all work was completed to code. As a Sacramento Realtor, we do not pull permits, nor verify contractors license numbers. We do, however, suggest tenants or buyers thoroughly investigate a property.
