As a top Sacramento Realtor, I don’t always think about what I do, I just do it. But when I explain to sellers what I do, especially during a listing presentation, stuff comes out of my mouth that sometimes amazes even me because I’m not consciously coming up with those thoughts. They just flow from my day-to-day business operations. When I have to verbalize my actions, that creates a life experience to share with others.

Last week I met with sellers in South Land Park who had initially talked with me while I was on vacation in Mexico. They set aside 3 available appointment time: 11:30, 1:30 and 3:30. They planned to interview 3 top Sacramento Realtors referred to them by an agent friend from the Bay area. I told the seller I would take the first appointment because, after he talks with me, all the agents that follow my presentation will pale by comparison. That’s not bragging, that’s just the way I see it. And yes, they wisely decided to hire me.

I am focused and high energy. I listen. I offer advice. I customize each presentation to meet my seller’s anticipated needs. Nothing is canned or artificial. The first day that listing hits the market, I am prepared to answer my phone and talk with buyer’s agents who call with questions. I have answers. I have worked with listing agents over the past 40-some years with whom I’ve had zero contact during escrow. No emails, no text messages and certainly no voice phone calls. They dumped everything on their assistant or transaction coordinator and did not talk with me once. Many listing agents don’t want to talk to other agents at all. They consider buyer’s agents a “time suck.” I want buyer’s agents to call the listing agent.

I consider buyer’s agents an integral part of the transaction. Because I don’t directly represent buyers. When buyers call me, I’m working the listing, during which I am emphasizing the strong points of the property, I give them advice and put them in touch with a team member. It doesn’t really matter to me if one of my team members bring a buyer or if an agent at another company brings the buyer. What matters is my listing is sold and my sellers are happy.

If you say a home in Sacramento will never sell, it eventually will sell, and you would be wrong.

Nobody should ever say that home in Sacramento will never sell. You want to hear something else insane? I ducked into a grocery store in Sacramento recently to make a quick pit stop to buy veggies. I wasn’t buying enough stuff to require a cart or a hand-held basket, and I was in a hurry. So, I piled the veggies into my arms, rushed to the cash register to dump them, and the bill rang up a few cents shy of $29. What did I buy?

  • 2 pounds of berries
  • couple heads of lettuce
  • 1/2 pound of mushrooms
  • 3/4 pound of tomatoes

Granted, the mushrooms were sliced and the lettuce was washed, but geez Louise, for 30 bucks that should include free delivery to homes in Land Park. I shouldn’t have to go to the store myself. This may sound odd to you, but I rarely go grocery shopping, ever. I had to fend for myself in Hawaii during the month of December last year, but that’s was the last time.

When did groceries get to be so expensive? When I first started shopping for myself, which would be 1969, I had a system in place to figure out how much I was spending. When the grocery cart was filled just about to its brim, that meant I had reached $25, which was my weekly grocery budget. Now, 25 bucks won’t even pay for veggies I carry in my arms.

I mention this because it’s all in the perspective. We tend to hang on to our memories and form expectations of what’s going on around us based on those memories. It’s like a seller in Land Park expecting a real estate agent to sell her home like we did 30 years ago. Times change. Today, everybody is online. Nobody is looking in the newspaper to buy a home.

I have to stop to think about it because I’ve been in the real estate business for more than 40 years. I’ve evolved with the business. I didn’t wake up like Rip Van Winkle to discover the world around me had changed. I changed with it. It’s second nature for me to be online, to Tweet, post tours, blog, use Photoshop to enhance my home photos, to upload listings to various websites, and I agonize over and try to perfect each and every real estate listing. I keep my fingers on the pulse of the real estate market around me and what’s happening in Sacramento real estate.

Selling Sacramento Homes From Our Vacation House in Hawaii

My husband was not really surprised when I proposed buying our vacation house in Hawaii last year, but it wasn’t really on the radar for me, so I was a bit astonished that we actually did it. I spend so much time focusing on Sacramento real estate that I don’t spend a lot of time day-dreaming about the future, like most other normal people. But when the opportunity presents itself, I do tend to yank open that door without hesitating.

To me it seemed simple. I could sell real estate in Sacramento during the month of December from Sacramento, just like any other day in my life. Or, I could sell Sacramento homes from our vacation house in Hawaii. Given the choice between the two, well, you know which one I picked. That’s because I don’t want to wait for retirement (whatever that is) to pretend that I live in Hawaii. I’d rather do it right now.

Since my specialty is representing sellers and selling my listings, it’s a lot easier to do that from a remote location long distance than it is to, say, haul buyers around. Working from our vacation house in Hawaii only works because apart from shaking the seller’s hand, there is really no reason to have to meet in person. I have a laptop, iPad, cellphone, internet service and a wonderful support team. Wired and connected.

In fact, I listed a home in Sacramento that had been listed by another agent without success and sold it almost immediately, it’s closing next week from Hawaii. I never met the seller. Not only have I never met the seller, I never talked to the seller by phone. That’s because my foreign sellers don’t really speak English very well. They can write English, so we communicate via text and email. How about that?

I listed another home in Elk Grove on December 22 and sold it with 5 offers on December 23rd. Not only did I sell it, but the seller received about $15,000 more than his last unsuccessful agent had it listed at. Who buys a home the day before Christmas Eve? Lots of buyers; the Sacramento market is on fire. I sold that home from our vacation house in Hawaii. It’s even easier to sell homes in Sacramento from Hawaii in some ways because I have no distractions at the house.

Although I did stop at the grocery store today to replenish supplies and bought flowers pictured on this page. The flowers are a gift to myself. For a job well done. Today I sent out 3 comparative market analysis estimates and should be picking up a listing this week, another next week and one is for April. Whether 11-9 is New 9-11 Means Little to Closing of South Sacramento Home

Some of us woke up yesterday and could not get out of bed, for obvious reasons, but then the closing of a south Sacramento home required attention. Despite the protest outpours across the country, the #NotMyPresident and #StillWithHer Twitter hashtags, despite the twisted guts, tears and disappointment in our fellow Americans or even the plans in motion for California to secede from the Union, Sacramento real estate carries on. We dust ourselves off, and we plunge forward. When it rains on our parade, we parade in the rain. We stay true to our convictions and move on. Not to mention, our clients, family and friends need us to pull together and keep it together.

One could argue that our 2016 presidential election fallout is much more civil since the losing end is a class act. If the tables were reversed, it’s hard to say what kind of anarchy would have exploded. This Sacramento Realtor can report that she did not encounter any happy people yesterday, but then I didn’t go into my office where some I heard were exhilarated. However, the clients I spoke with seemed subdued, even the seller of a South Sacramento home appeared somewhat dazed. We talked a little about how we explored the process of selling his home very slowly and moved at his own pace. He had a few repairs to make and staging to undertake before we could put his home on the market.

Not every South Sacramento home seller is raring to go when it’s time to sell. Some people need time, and over my 40+ years in the real estate business, I have developed a lot of patience for my clients. Their time is my time, and it doesn’t matter to me how much time they need to get ready. For this South Sacramento home, the seller replaced the lining of the pool, since it was leaking. He painted the interior and spruced up the home, including moving out much of the furniture. When I saw the professional photographs, I wondered if he still lived in the home, it looked so spectacular. This seller listened carefully to the advice I had given him, and it showed.

As a result, we sold the home almost immediately to a single woman who later completely flaked and canceled for unknown reasons. I blame these situations on the fact that buyer’s agents don’t always work with a client. Often they work with a complete stranger who happened by an open house or stumbled into their office. They call these buyers “clients” but they aren’t really clients when it boils right down to it. Soon as we cleaned up the paperwork to mark the departure of this so-called buyer, we plopped this South Sacramento home back on the market as a brand new listing and BINGO! Sold again at list price. Nobody likes to sell homes twice but we do it and don’t look back.

We pushed the price a little bit for this home because it was so immaculate. It was excellent to see it appraise for that value as many similar homes in Parkway Estates sell for less than that list price. Granted, we had a two-day delay because the new buyer’s bank, at the last minute, withheld her access to funds and the following day her lender could not manage to fund by the cut-off deadline, but we sailed into recording on Nov. 9th. These delays could not have been prevented from the listing side of the transaction; it falls squarely on the shoulders of the buying side team. Yet, in conclusion, the sellers were ecstatic and very happy and, at the end of the day, that’s all that really matters. Even an election turned south can’t dampen that excitement. We soldier on. Not much can affect our real estate market.
